Popularity of Small Officetels Tailored for 1-2 Person Households... Notable for Efficient Space Design
‘Gam-il Station Truel’ Tailored for Small Households Opens in Hanam Gam-il District, Drawing Attention
Recently, as the number of single-person and two-person households has increased, the supply of housing products targeting these groups in the real estate market has also grown. Due to ongoing government real estate policies and increased instability caused by factors such as COVID-19, interest in income-generating real estate products tailored for 1-2 person households, which can provide stable rental income, is rising.
Among income-generating real estate products, the most popular are small officetel units designed for 1-2 or 2-3 people. With the recent increase in single-person households, the demand for customized small officetel products has been growing.
According to Statistics Korea, as of 2018, the proportion of single-person households was 29.3% (5,848,594 households), leading the construction industry to trend toward supplying officetels targeting 1-2 person households.
Recently, small officetels have often adopted designs that maximize the use of internal space to ensure residents do not feel inconvenienced, sometimes applying innovative architectural designs. Notably, spaces such as laundry rooms and boiler rooms, which typically occupy significant space in small households, have been minimized to secure more internal space.
Additionally, these small officetels are located in central Seoul or areas with convenient access to Seoul, ensuring a comfortable commuting environment and abundant living infrastructure, which has earned them favorable evaluations.
A real estate expert stated, “With the recent increase in 1-2 or 2-3 person households, the supply of small officetels targeting these groups is increasing,” adding, “There is a growing number of products featuring innovative space designs to prevent residents from feeling cramped inside.”
As the number of small households such as 1-2 or 2-3 person households increases, preference for customized officetel products is also growing. Accordingly, ‘Gam-il Station Truel’ in the Hanam Gam-il District, close to Seoul, is attracting attention as a project targeting these groups.
The product draws attention for its design that considers residents’ living patterns. It is the first in the Gam-il District to offer a 29㎡ exclusive type with 2 rooms and a 3-BAY layout to enhance the sense of space. Unlike typical small housing, it lacks an outdoor unit room and boiler room, resulting in higher space utilization compared to other products. Additionally, it features a combined heat and power heating system, which reduces management fees, adding to its appeal.
It is also characterized by eco-friendly finishing materials that alleviate concerns about new house syndrome. Natural wallpaper is applied to reduce difficulties experienced when moving into a new home and to ensure a comfortable living environment.
The surrounding infrastructure is also noteworthy. The Gam-il District, where ‘Gam-il Station Truel’ is located, has six school sites, allowing residents to walk to school safely within just one minute without worrying about safety on the way to and from school.
The area also guarantees a forest-friendly environment. Surrounded by Namhan Mountain, it offers a forest zone environment, and nearby Cheonma Mountain allows residents to enjoy natural surroundings right around their homes.
The location’s convenience for commuting to Seoul is another highlight. Hanam Gam-il District is adjacent to Songpa-gu, Seoul, making commuting easy. By car, Olympic Park Station can be reached within 10 minutes, and Jamsil Station, a major business district, is accessible within 15 minutes. Machon Station on Line 5 is close to Gam-il District, and with plans for a new urban railway between Songpa and Hanam, the transportation environment in the area is expected to improve further.
The commercial facilities built alongside also attract attention. The commercial facilities at ‘Gam-il Station Truel’ consist of a total of 28 units. The commercial land ratio in the Gam-il District is 1.5%, which is lower than that of neighboring planned residential areas such as Wirye New Town and Misa Riverside City, allowing for a diverse composition of commercial tenants tailored to local demand.
