Warm Breeze at Dongtan Hosu Park, Growing Investment Interest in Rakmong Shopping Center

As the weather warms up, the commercial district around Dongtan Lake Park is also coming back to life. On weekends, the commercial facilities near Dongtan-daero are so crowded that there is barely any space to step.


The value of commercial areas near new town lake parks has already been proven in other regions. According to the KB Real Estate Commercial Area Analysis Report, as of October last year, the average daily floating population within a 700m radius of Ilsan Lake Park was 84,959 on weekdays and 93,138 on weekends, showing that the area is bustling regardless of weekdays or weekends.


The same pattern appears in Dongtan. Based on the same radius, the average floating population around Dongtan Lake Park was 74,317 on weekdays and 55,727 on weekends, with the monthly average sales of commercial facilities recording 71.9 million KRW. This figure is notably higher compared to the monthly average sales of 66.4 million KRW for commercial facilities near SRT Dongtan Station, which has a higher average daily floating population of 115,216.


A local official in Dongtan said, “Last year, except for lunchtime, there were hardly any people around,” adding, “However, since the recent move-in of new apartment complexes, people have started gathering around Dongtan Lake Park, making it difficult to get a table at restaurants on weekends, especially seats with a view of Dongtan Lake Park are more popular.”


As reported locally, with the move-in of new apartments, the Dongtan Lake Park commercial district, which can be called the new commercial area of Dongtan 2 New Town, is coming alive. Currently, the commercial district is centered around apartment complexes near Dongtan-daero, but it is expected to expand across Dongtan-daero to the Special Architecture Zone in the future.


In fact, three commercial facilities are planned to be built right in front of Dongtan Lake Park within the Special Architecture Zone. Among the commercial facilities around Dongtan Lake Park, the most central location will be occupied by the commercial facility Dongtan Lake Park Lacmong.


Dongtan Lake Park Lacmong has a total floor area of 60,893㎡, spanning from three basement levels to five above-ground floors. To naturally attract visitors from the lake park, a walking entrance directly connected to the lake park will be constructed on the first basement floor. Additionally, a sunken plaza in the basement and a central plaza on the first floor above ground will be built together. Some stores will feature large terraces, offering openness and views toward the lake park.


Moreover, as it will be developed as an experiential family entertainment mall with various key tenants, it is expected to become a local landmark where people of all ages, including children, can come and enjoy. First, the much-anticipated mega family tenant zone has been confirmed to include ‘Discovery Nature Play’ by Discovery, the world’s number one global nature brand, marking its first domestic entry and making Dongtan Lake Park Lacmong the first experiential content mall in Dongtan New Town.


In addition, the indoor animal theme park Jureong Jureong will open here on the largest scale yet, following locations in Ilsan, Hanam, Gyeongju, and Yeongdeungpo in Seoul. Also planned are workshops and cultural centers for local residents, as well as a large-scale performance hall with 148 seats.


Meanwhile, ‘Dongtan Lake Park Lacmong’ is currently running a first-come, first-served contract promotion for some units, attracting continuous interest and inquiries from investors.


The model house is located at 182 Dongtan-daero, Hwaseong City. Construction will be carried out by Cheil Construction Co., Ltd.
