[Asia Economy Reporter Chunhee Lee] KCC Construction announced on the 25th that it will sell 1,130 units of 'Seogwanggyo Park Switzen' in Jangan-gu, Suwon-si, Gyeonggi Province next month.
This complex, supplied through the reconstruction of the Suwon 111-5 district in Yeonmu-dong, Jangan-gu, consists of 9 buildings ranging from 3 basement floors to a maximum of 29 floors above ground, with 1,130 units sized between 52 and 84㎡ (exclusive area). Among these, 374 units will be available for general sale.
The Yeonmu-dong area where the complex is located is already a downtown area fully equipped with educational and convenience facilities, and it is adjacent to Gwanggyo New Town, allowing residents to enjoy the infrastructure of the new town as well. Within walking distance are various schools such as Uman Elementary, Changyong Elementary and Middle Schools, and Suwon Foreign Language High School, and universities like Gyeonggi University and Ajou University are nearby. It is a prime educational location with easy access to academies in Gwanggyo New Town and Suwon central area.
Various administrative institutions including the Southern Gyeonggi Provincial Police Agency and Gyeonggi Provincial Office of Education are nearby, and sports facilities such as Suwon World Cup Stadium, Suwon Sports Complex, and Suwon KT Wiz Park, as well as large marts and other convenience facilities, are easily accessible. Green spaces like Yeonam Park and Gwanggyo Park are also close to the complex, providing a pleasant residential environment.
The transportation is also excellent. Using Changryong-daero, which passes in front of the complex, residents can access the Yeongdong Expressway and Yongin-Seoul Expressway within 10 minutes. Additionally, Suwon World Cup Stadium Station (tentative name), which will be served by the Shinbundang Line scheduled to start construction in 2023 and the Indeokwon-Dongtan Line scheduled to open in 2026, is planned to be located within 1 km of the complex.
KCC Construction plans to appeal to homebuyers by mainly offering small-sized floor plans that are highly preferred. In particular, the 52㎡ type is expected to be popular among investors as it is a rare niche small-sized floor plan. The complex will showcase innovations unique to the Switzen brand, including cross-ventilation structures (except for some types), specialized floor plans, differentiated exterior design, and cutting-edge smart (IoT) services.
In addition, various advanced smart systems will be introduced. The One Pass Smart Key system will be applied to enhance convenience by automatically opening the main entrance door and automatically calling the elevator, while high-definition 4-megapixel closed-circuit (CC) TV cameras will be installed to strengthen security and safety.
A sales official said, "Seogwanggyo Park Switzen has locational advantages that allow residents to enjoy various established infrastructures with a floor plan mainly composed of highly preferred small units, so it is expected to attract much interest mainly from actual buyers. The renewed design of Switzen is applied, and future value is expected due to nearby transportation developments, so it is receiving high attention even before the official sale."
