Hundreds of Millions Premium on 'Residential Officetels', Growing Interest from Buyers

Residential officetels are emerging as new power players in the real estate market. With specialized designs comparable to apartments providing convenient living conditions, and the ability to bypass various regulations, demand from buyers has increased significantly.


In fact, residential officetels have continued to attract high interest, with premiums of several hundred million won above the original sale prices.


According to Naver Real Estate, the residential officetel "Gwanggyo Hillstate Lake" located in Gwanggyo New Town currently has market prices for the 84㎡ exclusive use type reaching up to 980 million KRW. This is more than 550 million KRW higher than the original sale price of 380 million KRW. Additionally, the 84㎡ exclusive use type of the residential officetel "Kintex Kkumegreen" near Ilsan Kintex is currently priced at up to 700 million KRW. This also represents an increase of over 190 million KRW compared to the original sale price of around 510 million KRW.


As a result, interest in pre-sale rights has surged, with premiums of tens of millions of won or more being formed. For example, the "Hillstate Songdo The Sky" officetel supplied by Hyundai Construction in Songdo International City, Incheon, in March saw premiums of up to 100 million KRW formed immediately upon contract signing.


According to Naver Real Estate, the 59㎡ exclusive use type in Building 201 of this complex currently has market prices reaching up to 436.2 million KRW, mainly in the upper floors. This is more than 100 million KRW higher than the original sale price of around 330 million KRW.


An industry insider stated, "Residential officetels have the advantage of no resale restrictions, and pre-sale rights immediately gain premiums and are traded. With the same living conditions as apartments and the appeal of being a non-regulated product, the popularity and upward trend of residential officetels are expected to grow even further."


Meanwhile, a new residential officetel in Doan New Town, which has emerged as a key residential area in Daejeon Metropolitan City, is expected to attract significant attention ahead of its official contract signing.


“Hillstate Doan,” supplied by Hyundai Engineering, will hold official contract signings from the 7th to the 9th. Given the high interest demonstrated by approximately 90,000 subscription applications in the previous application phase, a large crowd is expected for the contract signing as well.


In fact, the subscription results from the application period ending on the 27th of last month showed that 87,397 applications were received for 392 units, resulting in an average competition ratio of 223 to 1. This is a much higher competition rate compared to residential officetels in major regions nationwide such as Songdo, Incheon, and Busan, which recorded competition ratios in the hundreds to one range. For example, the "Hillstate Songdo The Sky" supplied in Songdo, Incheon, in March received 57,692 applications for 320 units, and "Villiv Centro" supplied in Busan received 14,960 applications for 392 units, both closing with high competition ratios.


Meanwhile, Hillstate Doan will be developed as a residential officetel complex with 392 units across three buildings, ranging from five basement floors to 29 floors above ground, located at 677-1 and 2 Yonggye-dong, Yuseong-gu, Daejeon Metropolitan City. It is situated in a station area with convenient transportation, directly in front of the Daejeon Urban Railway Line 2 tram station (scheduled for 2025).


Additionally, as the first Hillstate brand complex supplied in Daejeon, it draws attention by introducing specialized designs not previously available in Daejeon, providing even more comfortable living conditions. Especially as a scarce small-to-medium sized product in Doan New Town, it is attracting high interest from both actual residents and investors.


The complex is designed with a south-facing layout and a 4-bay slab-type structure to enhance lighting and ventilation. Specialized landscaping facilities such as ground fountains, children's playgrounds, rooftop gardens, and rooftop circular walking paths have been introduced to increase comfort. Furthermore, the first floor includes neighborhood living facilities and retail spaces, while the basement first floor features community facilities such as a family sports zone, PT room, fitness center with shower facilities, GX room, and welcome lounge, allowing residents to enjoy a comfortable living environment.


Unlike typical residential facilities with ceiling heights of 2.3 meters, the 84㎡ A and B types in Building 102 are designed with a standard ceiling height of 2.7 meters in all units to maximize openness. Other interior designs of Hillstate Doan include pantry spaces, wide kitchens, and master bedroom dressing rooms to increase storage and space utilization. Notably, variable walls allow consumers to customize bedroom layouts (bedrooms 2 and 3) according to their lifestyle patterns, drawing attention. Additionally, some top floors offer duplex service areas (attics).


The official contract signing for Hillstate Doan will be held from the 7th to the 9th at the model house, which is located at 267-5 Jangdae-dong, Yuseong-gu, Daejeon Metropolitan City.
