Housing Development Project for 32,000 Units in 'Hanam Gyosan' Gains Momentum


[Asia Economy (Suwon) = Reporter Lee Young-gyu] The housing development project in Hanam Gyosan District, Gyeonggi Province, which will supply 32,000 units, has gained momentum. Hanam Gyosan is one of the seven new town construction areas in the province promoted by the government.


On the 28th, Gyeonggi Province Governor Lee Jae-myung, LH President Byun Chang-heum, Gyeonggi Urban Innovation Corporation President Lee Heon-wook, and Hanam Urban Corporation President Kim Kyung-soo signed a basic agreement at the Gyeonggi Provincial Government Office for the joint project implementation of the Hanam Gyosan public housing district, the first among the 3rd phase new towns.


According to the agreement, the project share ratio by institution was finalized as LH 65%, Gyeonggi Urban Innovation Corporation 30%, and Hanam Urban Corporation 5%. Although Gyeonggi Province does not have a direct share, it participates as a joint project implementer.


The province will support tasks related to permits, transportation, and supply processing facilities, and will act as a control tower by establishing strategies to strengthen self-sufficiency and operating a working-level consultative body.


LH, Gyeonggi Urban Innovation Corporation, and Hanam Urban Corporation will jointly carry out tasks such as designation and modification of the project district, establishment of district plans, conducting research and services, and compensation and relocation measures.


The development of Hanam Gyosan District is a project to supply about 32,000 housing units by 2028 on 6.49 million square meters (1.96 million pyeong) covering Gyosan, Deokpung, Sangsachang, and Sinjang-dong areas of Hanam City.


Among these, more than 11,000 units will be supplied as public rental housing for vulnerable groups such as youth and newlyweds.


Land compensation will begin at the end of this year, followed by the establishment of district plans in the second half of next year, and full-scale construction will start in 2022.


The complex will be developed focusing on a residential area with a mountain-back and water-front layout utilizing Deokpungcheon Stream and Geumansan Mountain, a historical and cultural theme park linked with existing cultural history and hanok-specialized complexes, and Hanam Smart Valley aimed at job creation.


The province is currently consulting with the Ministry of Land, Infrastructure and Transport to establish transportation measures linking the extended urban railway between Seoul and Hanam, connecting the old and new cities.


Governor Lee said, "As the first basic agreement among the 3rd phase new towns, this can be a starting point or model for other land development or new housing supply policies," adding, "It is an important task to move towards an advanced complex city that reflects environmental friendliness and technological innovation with a workplace-residence proximity approach, rather than building many houses like in the past and turning the area into a bedroom community."


In the Gyeonggi region, five areas including Namyangju Wangsuk and Wangsuk 2, Hanam Gyosan, Gwacheon, and Goyang Changneung have been designated as districts, and two areas including Bucheon Daejang and Ansan Jangsang will be designated in the first half of this year.


The total number of housing units to be supplied in these areas is 200,000.
