"59-Story Apartment and Officetel" Hyundai Engineering & Construction to Launch 'Hillstate Songdo The Sky' in February

[Asia Economy Reporter Yuri Kim] Hyundai Construction announced on the 29th that it will sell "Hillstate Songdo The Sky" in B2 Block, District 1, Songdo International City, Yeonsu-gu, Incheon next month.

Hillstate Songdo The Sky consists of 1,525 households in total, including 1,205 apartment units with exclusive areas ranging from 84 to 175㎡ and 320 residential officetel units of 59㎡, across 6 buildings (including 1 officetel building) from 5 basement floors to a maximum of 59 floors above ground. From basement level 1 to the 3rd floor above ground, a commercial facility called "Sky Avenue" with a total floor area of 25,775㎡ (158 units) will be established within the complex.

By exclusive area, the apartments consist of medium to large units: 396 units of 84㎡A, 108 units of 84㎡B, 288 units of 102㎡, 396 units of 120㎡, 9 units of 157㎡A, 1 unit of 157㎡B, 1 unit of 157㎡C, 4 units of 175㎡A, and 2 units of 175㎡B. The officetels are composed of small apartment substitute products, including 274 units of 59㎡A and 46 units of 59㎡B.

This complex is a station-area complex connected to the International Business District Station on Incheon Subway Line 1, offering excellent transportation conditions. It is adjacent to Incheon Tower-daero, facilitating easy vehicle access, and has good accessibility to the metropolitan road network including the 2nd and 3rd Gyeongin Expressways, the 2nd Outer Ring Expressway (between Incheon and Gimpo), and Incheon Bridge, making travel to other regions convenient.

The first phase of the Songdo Internal Circulation Tram (7.4 km, 15 stations), scheduled to open in 2026, will pass near the complex. Additionally, in August last year, the preliminary feasibility study for the GTX Line B project, an 80.1 km metropolitan express railway connecting Songdo to Maseok in Namyangju, passed, which is expected to further improve transportation conditions.

Hillstate Songdo The Sky faces the waterfront lake, a core project of Songdo Districts 6 and 8, offering scenic views. Also, Songdo Dalbit Festival Park, where various festivals are held annually, is within walking distance.

For convenience facilities, the complex includes the "Sky Avenue" commercial facility with a total floor area of 25,775㎡. A premium market directly operated by the project owner is planned to open on the basement level 1. Nearby are Costco Songdo, Lotte Mart Songdo, Homeplus Songdo, Hyundai Premium Outlet Songdo, the planned Lotte Mall Songdo, and the planned Starfield Songdo. There are abundant educational facilities such as Chadwick Songdo International School, POSCO Autonomous Private High School, and Incheon Science and Arts Gifted School.

Some units will feature "H Clean Entrance," which reduces external contaminants in the entrance with storage to provide a pleasant living environment, and "H Bath," which separates the washbasin and bathtub into distinct spaces for a comfortable bathroom. The "H Bell" (paid option), which uses light instead of a ringtone to minimize unnecessary noise in the living space, will also be applied. Indoor playgrounds equipped with air purification facilities called "H i-Soup (Hi Forest)" and a "H Play" screen bowling alley within the complex will also be created.

The exterior of the complex is designed using the "curtain wall" method applied to high-rise apartments (excluding some units). To improve the drawbacks of existing curtain walls, casement windows (hinged on the left or right side and open like a regular door) are applied (except in kitchens) to enhance ventilation and airflow.

Terrace houses and penthouses, symbols of luxury apartments, will also be developed. The 157㎡ units near the waterfront lake will be designed as duplexes in a separate terrace building, featuring 4 bedrooms, a family room, 3 bathrooms, and 1 guest restroom.

A sky lounge will be established on the 52nd floor, along with various community facilities such as screen golf, indoor golf practice range, screen bowling alley, fitness center, game room, table tennis room, male and female saunas, club rooms, and GX rooms. Male and female reading rooms, study rooms, moms' cafes, lounges, meeting rooms, and guest houses are also planned.

Hillstate Songdo The Sky applies Hillstate's Internet of Things (IoT) service, Hi-oT technology, allowing control of built-in devices such as lighting, gas, heating, and ventilation through a smartphone app. Services such as elevator calls and delivery notifications are also available. The "Voice Home" (paid option) service, which controls the home via voice recognition and provides lifestyle information, will also be applied.

The Hillstate Songdo The Sky sales promotion center is operating on the 15th floor lounge of IBS Tower, 29-13 Songdo-dong, Yeonsu-gu, Incheon. The model house is scheduled to open in February at 17, Harmony-ro 177beon-gil, Yeonsu-gu, Incheon.
