Daelim Applies BIM to All Multi-family Housing Designs for the First Time in the Industry

[Asia Economy Reporter Onyu Lim] Daelim Industrial is the first in the construction industry to apply Building Information Modeling (BIM) technology from the planning and design stages of all multi-family housing. BIM is a technology that visualizes all information about a building in three-dimensional images.
Daelim Industrial announced on the 22nd that it will apply BIM technology from the planning and design stages of all multi-family housing. BIM is a digital technology that integrates all information about a building, such as design, materials, and construction, into three-dimensional images for comprehensive use. In Korea, BIM has been selectively used for individual projects such as hotels, hospitals, and super high-rise buildings. Unlike abroad, BIM technology was applied belatedly after the initial design drawings were created. This is because most design drawings were outsourced, and there were not many designers using BIM. Accordingly, most construction companies have used BIM in a 'conversion design' method, converting 2D drawings received from outsourced designers into BIM data.
Daelim's strategy is to realize smart construction actively utilizing big data in line with the Fourth Industrial Revolution by expanding BIM. In the mid to long term, Daelim expects BIM to become an essential condition for securing the company's core competitiveness. To this end, BIM will be applied as a fundamental platform to innovate design, process, and cost management processes.
From this year, BIM will be applied from the planning and design stages of all multi-family housing such as apartments and officetels. The strategy is to shorten the design drawing preparation period and perfect the quality of design documents before construction by reflecting cost reduction, schedule shortening, and risk elimination. A Daelim Industrial official expressed, "If design drawing errors can be eliminated, errors, defects, and schedule delays occurring at actual construction sites will be drastically reduced."
In particular, Daelim is focusing on the utilization of various information and data within BIM technology. Currently, in the domestic construction industry, BIM is mainly limited to the visualization part that implements design drawings in 3D. Typical tasks include checking whether various equipment overlaps in design drawings or pre-checking rough construction schedules through 4D simulations. However, Daelim is utilizing BIM for on-site process planning and construction schedule preparation by extracting various cost information and linking it with cost management such as raw material quantity calculation, budget preparation, partner company settlements, and various productivity information.
To enhance BIM utilization efficiency, Daelim has also reorganized its personnel and organization. Daelim's dedicated BIM team consists of about 40 experts in various fields, boasting the industry's best BIM execution capabilities. Participants include not only 3D modeling personnel but also structural and architectural design experts from design firms, IT experts for system development, and cost and process management specialists. Since the Yongin Citizen Sports Park, Korea's first BIM project ordered by the Public Procurement Service in 2009, Daelim has led BIM technology in the construction industry for over ten years. Subsequently, it built a database based on various BIM information extracted from more than 50 projects. Through this, it secured a foundation to independently utilize BIM.
Kim Jeongheon, Daelim Industrial's executive specialist, said, "We are promoting various innovative activities to secure differentiated competitiveness in a crisis construction environment," and added, "BIM will be the fundamental platform for Daelim's construction management innovation."
