GS Construction's 'Cheongdam Xi,' which completed reconstruction at the end of 2011, became the most expensive apartment in the 30-pyeong range in Korea at that time. Combining an outstanding view of the Han River and a wealthy culture symbolized by luxury brands, it gained popularity as the most expensive apartment complex in the country. Meanwhile, GS Construction is preparing another Xi legend by entering the bid for the Hannam Heights reconstruction project in the Oksu-dong area of Seongdong-gu, Seoul. They are determined to create Korea's finest luxury residential complex with world-class architectural design and landscaping.
With the selection of construction companies continuing at local redevelopment sites since the beginning of the year, promising locations are expected to emerge as fiercely contested bidding grounds again this year.
Although newly launched projects under government regulations are extremely limited, many existing projects that aimed to select construction companies last year experienced failed bids, leading the redevelopment industry to particularly focus on the Oksu-dong Hannam Heights redevelopment project located right next to the Han River.
According to the local redevelopment industry, a general meeting for selecting the construction company is scheduled for the 18th of this month. GS Construction and Hyundai Construction submitted project proposals for the Oksu-dong Hannam Heights reconstruction project, which had previously closed bidding, resulting in a competitive bid. This project is a Han Riverfront reconstruction complex, primarily consisting of 10 buildings ranging from 6 basement floors to 20 above-ground floors, with a total of 790 units.
It is a mid-sized, so-called prime project with excellent location conditions. Geographically, the complex borders the Han River, is adjacent to a major bridge connecting Gangnam and Gangbuk, and is close to a subway station, making its geographical conditions perfect.
GS Construction is focusing on enhancing the satisfaction of each union member based on the top-tier brand power of Xi and its specialized experience in building high-end apartments.
Matching the prime location boasting an outstanding Han River view, GS Construction expressed its ambition to make Hannam Heights the finest luxury complex along the Han River, based on the success of Han Riverfront Xi apartments such as Cheongdam Xi, Banpo Xi, Shinbanpo Central Xi, Shinbanpo Xi, Cheongam Xi, Hangang Xi, Yeouido Xi, and Bamseom Xi, which have been sold under the Xi brand and realized high price gains exceeding 1 billion KRW, leading the surrounding market prices.
The complex, located at 220-1 Oksu-dong, Seongdong-gu, Seoul, covering an area of 48,837.5 square meters, has been named 'Hannam Xi The River.'
'Hannam Xi The River' will consist of 10 apartment buildings from 6 basement floors to 20 above-ground floors, totaling 790 households, and one neighborhood living facility building. GS Construction plans to maximize the advantage of the Han River view to build the best landmark complex in Seoul.
GS Construction will introduce terrace and terrace-type open balcony floor plans for a total of 347 households. By applying a unit separation floor plan that allows two generations to live together, it aims to increase the value of individual units and provide various options to the union.
The interior of the units will feature premium imported finishing materials throughout, from kitchen furniture to switches and outlets, creating an interior befitting a luxury complex.
The community facilities will upgrade basic amenities such as fitness centers, swimming pools, and saunas, which were included in the existing union plan, and add specialized plans including a sky lounge, immunity workshop, pet caf?, audio room, and guest house.
The sky lounge will be furnished with 'B&B Italia' furniture, a global leader in design furniture, and Italian 'Artemide' lighting. The audio room and movie theater will provide high-quality sound with Swiss luxury audio brand GOLDMUND.
Additionally, security gates will be installed at the entrance of the complex to control vehicle and outsider access, and infrared sensors will be installed on external retaining walls for strict access management. High-resolution CCTV cameras with top-grade pixels will be placed throughout the complex, and facial recognition devices will be installed at each building entrance to strictly manage security within the complex.
Online security will not be overlooked either. A cybersecurity system at the level of bank security will be operated to thoroughly protect residents' personal information.
Landscaping, an essential element of a high-end luxury complex, will be done in collaboration with Everland. GS Construction has demonstrated world-class landscaping capabilities.
Meanwhile, Misagangbyeon Central Xi, which moved in March 2017, won the Honourable Mention at the IFLA Award 2019 hosted by the International Federation of Landscape Architects (IFLA), and Yangju Xi and Ilsan Xi had previously been recognized for their top-level landscaping technology.
