The ultra-high-rise landmark mixed-use residential complex "Geumjeongsan Haneulchae Lumiel," which will create a new skyline in the Oncheonjang area of Busan, renowned among Busan citizens for its rich living amenities and convenient transportation, is drawing keen attention as it begins special subscriptions today, followed by first-priority subscriptions tomorrow, Wednesday, February 25, and second-priority subscriptions on Thursday, February 26.


Geumjeongsan Haneulchae Lumiel is a mixed-use residential complex to be developed by the Human Park Jangjeon Local Housing Association and built by Kolon Global Corp. in Jangjeon-dong, Geumjeong-gu, Busan. The project will consist of three buildings from six basement levels to 48 above-ground floors, comprising 669 apartment units with exclusive areas ranging from 59 to 128 square meters, 74 officetel units, and neighborhood living facilities. Among these, 213 apartment units and all 74 officetel units will be offered for general sale. As this is a large-scale new development being supplied in the Oncheonjang zone for the first time in a long while, its model home, which operated from Friday the 20th to Sunday the 22nd, attracted a crowd of around 10,000 visitors, heightening expectations for strong subscription results.


With its ultra-high-rise design of up to 48 floors, Geumjeongsan Haneulchae Lumiel is a complex that will reshape the local skyline, offering not only high visibility and symbolic presence but also securing both views and a sense of openness through a 360-degree panoramic design. Each unit is equipped with a pantry and utility room to maximize space efficiency. In particular, the exclusive "KANKAN" storage system by Haneulchae has been introduced to enable even more generous use of space. To address the widely discussed social issue of inter-floor noise, 60-millimeter cushioning materials have been applied throughout the interior of the units, except for certain spaces such as bathrooms, to provide a comfortable residential environment.


Looking at the interior layouts of the main unit types, the 84-square-meter type features a tower-style layout that is advantageous for natural lighting, views, and privacy among family members, along with a spacious entrance pantry and walk-in closet design. The 106-square-meter type is highly regarded for its storage-specialized layout and generous openness, incorporating an entrance and corridor pantry befitting a mid-to-large-sized unit, as well as two large walk-in closets. The 80-square-meter OT type also offers a highly favored four-bay flat layout that is rarely seen in residential officetels, delivering a sense of space comparable to that of an apartment.


In addition, the complex will be equipped with exercise facilities that cater to residents' health and leisure, including a fitness center, GX room, screen golf, and an indoor golf practice range, as well as a shared office and multi-room that can be used for various purposes such as work and self-development.


The complex is located within walking distance of Oncheonjang Station on Busan Metro Line 1, providing quick access to major business and commercial districts such as Seomyeon. It also offers convenient access to Singmulwon-ro, Ujangchun-ro, and Jungang-daero, as well as Yunsan Tunnel, Sanseong Tunnel, and the Guseo Interchange on the Gyeongbu Expressway. In particular, the Manduk-Centum Urban Expressway opened this month, further improving convenience for vehicle travel.


Residents will be able to walk to Homeplus Dongnae and CGV, and the complex also offers excellent access to large shopping and cultural facilities such as Lotte Department Store Dongnae, Lotte Mart, and NC Department Store Pusan National University. Everyday convenience is enhanced by the nearby Oncheonjang commercial district, where hospitals, banks, restaurants, and cafes are concentrated, as well as the commercial area in front of Pusan National University. Geumbit Elementary School, Geumjeong Elementary School, and Jangjeon Middle School are within walking distance, and the area also offers strong educational infrastructure with schools such as Busan Science High School, Jisan High School, Dongnae Girls' High School, and the High School Attached to the College of Education.


Meanwhile, after completing subscription applications this week, Geumjeongsan Haneulchae Lumiel plans to announce the winners on Thursday, March 5, and conduct the formal contract process over three days from Monday, March 16 to Wednesday, March 18. The model home for the complex is located along Chungnyeol-daero in Dongnae-gu, Busan, and move-in is scheduled for January 2029.
