Creation of a Cultural Park Linked to the Ham Sok-hon Memorial Hall
A total of 1,919 apartment units (including 325 rental units) are scheduled to be supplied in the Ssangmun-dong area of Dobong-gu, Seoul.
The Seoul Metropolitan Government announced on the 8th that the City Planning Committee had approved with amendments the proposal titled "Designation of the Maintenance Area and Decision on the Maintenance Plan for the Ssangmun District 2 Housing Redevelopment Project (Housing Maintenance-Type Redevelopment Project)."
Ssangmun District 2 is the 100th area where the rapid integrated planning scheme has been finalized. Through rapid integrated planning, this area, whose maintenance area designation was lifted in 2017 due to poor business feasibility, was changed from a Type 2 General Residential Area to a Type 3 General Residential Area. At the time of the cancellation, the floor area ratio was 240%, but by applying a business feasibility adjustment coefficient of 2.0 times, it was raised to 300%.
In addition, the maximum building height was increased from 18 stories in the past to 39 stories, improving overall business feasibility. Pedestrian circulation routes within the complex are also additionally planned, which will enhance accessibility to surrounding facilities.
The city will create a cultural park linked to the Ham Sok-hon Memorial Hall, which is a preserved facility within the district and designated as a Seoul Future Heritage site. Through this, it plans to create a distinctive residential complex that utilizes historical and cultural resources.
Choi Jinseok, Director-General of Housing Policy at the Seoul Metropolitan Government, said, "With this maintenance plan decision, the Ssangmun-dong area is expected to be newly developed into a residential complex that reflects the local identity," adding, "We will provide active support so that the project can proceed swiftly."
