The Beombang-dong area in Gangseo-gu, adjacent to Busan New Port, is being reevaluated as a residential location from the perspective of actual occupancy. In addition to its accessibility to the port and industrial complexes, the area is gaining competitiveness as a residential hub, as it shares infrastructure with the nearby Myeongji district and Eco Delta City.
Beombang-dong is situated about 10 minutes by car from Busan New Port, and has consistently attracted demand from logistics, shipping, and manufacturing industry workers seeking proximity between home and work. With the industrial functions centered around the new port remaining stable, there is now growing interest in the quality of the residential environment as well.
The apartment complex 'The Etret The River,' currently being supplied in this area, is a public-supported private rental apartment located in the hinterland of Busan New Port. All units are offered in a jeonse (lump-sum deposit) type, allowing residents to live for up to eight years without monthly rent burden. During the rental period, the unit is not counted toward the tenant’s housing ownership, and applications can be made without a subscription savings account, which are key features of the complex.
The complex is located near the planned Bujeon-Gyeongma Park Station, providing excellent transportation convenience, as it connects to central areas of Busan such as Sasang-gu and Seomyeon in about 10 minutes via the Bujeon-Masan railway. Additionally, with Garak IC, Gimhae International Airport, and the future Gadeokdo New Airport forming part of the transportation network, residents’ living radius is expected to expand significantly.
Moreover, the complex is adjacent to the Busan New Port hinterland industrial complex, North Container Terminal, and the hinterland logistics complex, making it well-positioned to meet the demand for proximity between home and work among shipping and logistics workers. Located within the International Logistics City, the complex allows for 10-minute car access to both the northern and southern parts of the industrial complex, drawing attention as an emerging residential hub in western Busan.
Within a 10-minute drive from the complex are major multi-purpose shopping malls such as Starfield City Myeongji, Lotte Premium Outlet Gimhae Branch, and The Hyundai Busan (scheduled for 2027), providing excellent access to lifestyle infrastructure. The ability to share the living zones of Myeongji International New City and Eco Delta City is also seen as an advantage. In front of the complex is Noksan Hometown Hill, a waterfront park the size of nine soccer fields, and some units offer views of the Seonakdong River, making the complex stand out as a healing-oriented residential space within the city.
Meanwhile, the model home for 'Bukyung Gyeongma Park Station The Etret The River,' constructed by Daebang Construction, is located in the Myeongji-dong area of Gangseo-gu, Busan.
