New Residential Town Osan: Special Supply for 'North Osan Xi Riverble City' Begins Today

Recently, people in their 30s and 40s have emerged as key players in the real estate market, leading to continued strength in areas of the Seoul metropolitan region densely populated with newly built apartments that offer excellent educational environments, convenient residential infrastructure, and proximity to workplaces.


According to real estate statistics from the Korea Real Estate Board, from January to September of last year, out of 205,433 apartment transactions in the Seoul metropolitan area, 118,227 units-about 58%-were purchased by people in their 30s and 40s. This marks a shift from the 50s and 60s age group, who previously dominated the metropolitan real estate market, to the 30s and 40s now becoming the core buyers in the region.


In particular, many people in their 30s and 40s have school-aged children and are at the peak of their economic activity, so they prioritize safe commuting environments and educational infrastructure. They also show a strong preference for residential areas with convenient transportation networks and excellent proximity to workplaces. As a result, areas with clusters of newly built apartments created through large-scale development projects are gaining popularity.


One representative city is Osan in Gyeonggi Province. Currently, large-scale urban development projects such as Naesammi District, Oesammi District, and Segyo District are underway in Osan, and the city is emerging as a new residential town in the southern Gyeonggi area, with a concentration of new apartments. Furthermore, Osan offers excellent transportation connectivity to major metropolitan cities such as Seoul, Suwon, Pyeongtaek, and Seongnam via the Gyeongbu Expressway, the Second Capital Region Ring Expressway, and Seoul Subway Line 1. Major industrial complexes such as Samsung Electronics' Hwaseong and Pyeongtaek plants and Dongtan Technovalley are also located nearby, providing abundant job opportunities.


According to Statistics Korea, Osan recorded a net inflow of 12,126 people, ranking among the top in net population inflow among 228 local governments nationwide. The leading age groups for net migration were 30-34, 35-39, and 40-45, indicating that people in their 30s and 40s accounted for the majority of the movement. As a result, the population increased by about 17% over 10 years, from 207,000 in 2015 to 242,000 in 2024, and housing demand has risen accordingly, driving up sales prices of new apartments.


For example, a 77-square-meter unit in 'The Sharp Osan Central' located in Sucheong-dong, Osan, was sold for a record high of 620 million won last September, which is about a 10% increase compared to the 559 million won transaction in February. Similarly, an 84-square-meter unit in 'Seodongtan Station The Sharp Park City' in Oesammi-dong, Osan, was sold for 625 million won in July, up 55 million won from the 570 million won price at the beginning of last year.


An industry insider stated, "People in their 30s and 40s with school-aged children now account for more than half of metropolitan apartment transactions and have established themselves as the core buyer group. As a result, demand is concentrating on the Osan area, where buyers can enjoy newly developed, pleasant urban infrastructure, excellent educational environments, and proximity to workplaces at reasonable prices." He added, "In particular, the upward trend is continuing for new apartments favored by younger generations, which offer a residential environment ideal for raising children, such as complexes with car-free parks and diverse community facilities."


Amid this trend, GS Engineering & Construction is drawing attention by opening special subscription applications for 'North Osan Xi Riverble City,' a multi-family housing development in Block A1 of the Naesammi 2 District Unit Planning Zone (Naesammi-dong area) in Osan. The complex will begin special supply applications on Tuesday, January 20, followed by first-priority applications on Wednesday the 21st, and second-priority applications on Thursday the 22nd.


North Osan Xi Riverble City will be a large-scale complex consisting of 10 buildings, 29 floors above ground and 2 basement levels, with a total of 1,275 units ranging from 59 to 127 square meters of exclusive area. Together with an additional 1,517 multi-family units planned for supply by GS Engineering & Construction, the area is expected to become a mini new town with a total of 2,792 units under the Xi brand.


The complex is a "chopuma" (elementary school within walking distance) complex, with a new elementary school planned right in front, ensuring safe commuting for children. There will also be a daycare center within the complex. In addition, a large park is planned within the Naesammi 2 District, and Pilbongsan Mountain with a walking trail is located nearby, providing ample leisure opportunities for families.


Convenient living amenities are another strength. The complex is about a five-minute drive from Dongtan New Town, making it easy to access Lotte Department Store Dongtan, Traders Wholesale Club Dongtan, Hallym University Dongtan Sacred Heart Hospital, as well as the Dongtan academy district, which is home to various private educational institutes. E-Mart Osan, Lotte Mart Osan, and CGV Osan Central, along with other local infrastructure in Osan, are also within easy reach.


In particular, the Naesammi 2 District, where the complex is located, boasts the highest residential preference in Osan due to its excellent location, being closest to the North Osan IC, which connects Osan to key areas in the metropolitan region. Residents can quickly access Seoul, Suwon, Yongin, and other major metropolitan areas via the Second Capital Region Ring Expressway North Osan IC, and the Gyeongbu Expressway is also easily accessible.


Public transportation is another advantage. Seoul Subway Line 1's Osan University Station is nearby. In addition, several new rail lines are planned, including the extension of the Suin-Bundang Line to Osan University Station, the Dongtan Urban Railway (tram), and the planned extension of the GTX-C metropolitan express railway line to Osan.


The distinguished product features of the Xi brand, a leading residential brand in Korea, are also a strength. The complex is designed primarily with southeast and southwest-facing plate-type layouts, maximizing sunlight and ventilation, and wide spacing between buildings enhances privacy, sunlight, and views. There is also ample parking, with 1.5 spaces per unit. Each unit type offers efficient storage solutions such as dressing rooms, pantries, alpha rooms, and beta rooms.


The unique Xi community facility, 'Club Xi-an,' is also noteworthy. Club Xi-an will feature a golf practice range with GDR, a fitness center, Pilates, GX rooms, sauna, small library, study rooms, guest house, and other amenities tailored to residents' lifestyles. A curated book service by Kyobo Bookstore will be introduced for residents' leisure, and a cafeteria with a renowned brand atmosphere will also be provided. In addition, a tea house with a lounge and a large-scale landscaped park within the complex will be created.
