Bundang Redevelopment in Full Swing: Seongnam City Officially Designates Six Pilot Districts as Special Maintenance Zones

Seongnam City in Gyeonggi Province (Mayor Shin Sangjin) announced on January 20 that it has officially designated and announced six areas within the Bundang aging planned city pilot district as 'Special Maintenance Zones,' marking the start of full-scale redevelopment projects.

The city received proposals for the designation of Special Maintenance Zones on November 14 and 17, 2025. After intensive consultations and reviews with relevant agencies, it completed the final designation and public announcement on January 19, 2026, following the Urban Planning Committee's review on December 15, 2025.


By shortening a process that typically takes over a year to just about two months, the city has responded swiftly to residents' demands for redevelopment, earning praise for its prompt administration.


The newly designated and announced areas are three out of the four pilot districts in Bundang, covering a total of six zones scheduled for integrated development out of seven. Specifically, these include: ▲Siheom Complex (Zone 23-S6), ▲Saetbyeol Village (Zone 31-S4), and ▲Mokryeon Village (Zone 6-S3).


With the designation of these Special Maintenance Zones, the planned number of households in these areas will total 13,574, an increase of 5,911 households compared to the previous plan. This is expected to improve the residential environment and contribute to stabilizing housing supply in the greater Seoul area.


Seongnam City plans to strengthen administrative support to ensure that subsequent steps, such as the integration process and the appointment of project implementers, proceed swiftly following the designation of the Special Maintenance Zones.


Meanwhile, among the four pilot districts, the remaining one, Yangji Village (Zone 32), also underwent review by the Urban Planning Committee on December 15 together with the other three. It is currently under final review, in the order of submission, to address the conditions set during the committee's review. The city plans to complete this review in January and promptly finalize the designation and announcement of the Special Maintenance Zone.


Mayor Shin Sangjin of Seongnam stated, "It is meaningful that the joint efforts of Bundang residents and the city have borne fruit with the designation of the Special Maintenance Zones," adding, "We will continue to provide thorough administrative support for the subsequent procedures to ensure the project proceeds without any setbacks."
