Yeouido Gwangjang Apartment Reconstruction: 49-Story, 1,314-Unit Complex Planned

Amendment to Maintenance Plan Approved with Modifications
Upgraded to General Commercial Area

Yeongdeungpo District in Seoul (District Mayor Choi Hokwon) announced on January 19 that the plan to amend the maintenance plan for the reconstruction of Yeouido Gwangjang Apartment 28 was "approved with modifications" by the Subcommittee of the Seoul City Urban Planning Committee, marking the official launch of the redevelopment project for the aging complex.

The Gwangjang Apartment site, completed in 1978 and comprising 576 units, will be upgraded from a Type 3 General Residential Area to a General Commercial Area. With a floor area ratio of 515%, the site will be redeveloped into a large-scale complex featuring five buildings, up to 49 stories high, and a total of 1,314 units.


With the revision of the Seoul City Urban Planning Ordinance, the mandatory commercial ratio in commercial areas has been eased from 20% to 10%, allowing the residential ratio to be expanded up to 90%. This is expected to enhance the project's profitability and accelerate its progress.


The maintenance plan includes improvements to the living environment, such as the creation of green spaces connecting to the Saetgang riverside and a small park along Yeouinaru-ro. It also incorporates the introduction of social welfare facilities for seniors and the provision of public rental office facilities, aiming to develop an urban-linked residential complex that integrates residential, public, and work functions.


The complex is located near Yeouido Station on subway lines 5 and 9 and Singil Station on line 1. Once the Shinansan Line and GTX-B Line open in the future, residents will have access to five stations, making it a prime location with excellent transit connectivity. With improved access to the Saetgang walking trail, the area is expected to transform into a key residential district that combines housing, transportation, and a natural environment.


The head of the Yeouido Gwangjang Apartment 28 Reconstruction Maintenance Project stated, "We set the floor area ratio at a reasonable 515% to minimize unnecessary facilities and focus on a practical, residential-centered complex. The expansion of the residential ratio to 90% and the district office's swift administrative support have greatly contributed to the project's advancement."


Choi Hokwon, Mayor of Yeongdeungpo District, remarked, "The reconstruction of Yeouido Gwangjang Apartment 28 will be a turning point that elevates the residential environment in Yeouido, going beyond simply increasing housing supply. The district office will provide full support to ensure the smooth progress of the project."
