Private Apartment Pre-Sale Prices Hit Record High Again at End of Last Year... Seoul Reaches 52.69 Million Won per Pyeong

As of December last year, the pre-sale price per 3.3 square meters (one pyeong) of private apartments in Seoul reached an all-time high.

According to the trends in private apartment pre-sale prices announced by the Housing and Urban Guarantee Corporation (HUG) on January 15, the average pre-sale price per square meter for newly launched private apartments in Seoul over the past year was 15.94 million won as of the end of December 2025. This amounts to 52.695 million won per pyeong. The pre-sale price of Yeoksam Central Xi, which was released in December last year, appears to have had an impact. The overall average for the Seoul metropolitan area was 9.742 million won per square meter.


For newly launched private apartments nationwide, the average pre-sale price was 6.119 million won per square meter, or 20.227 million won per pyeong. Both in Seoul and nationwide, the pre-sale prices reached record highs.


The monthly average pre-sale price calculated by HUG is not based solely on the reporting month, but rather represents the average pre-sale price over the 12 months prior to the announcement, including the relevant month, for private apartment projects that received a pre-sale guarantee certificate.


In December last year, the number of newly launched private apartments nationwide was 9,482 units, a decrease of 1,876 units compared to the previous month. In Seoul, 87 units were released, while the entire metropolitan area saw 6,235 units, a decrease of 1,783 units from the previous month. The five major metropolitan cities and Sejong City (1,944 units) saw an increase of 493 units, while other regions (1,303 units) experienced a decrease of 586 units.
