Digital screen sports, once found mainly in large shopping malls and resorts, are now expanding into apartment communities. This trend is driven by the growing demand to bring experiential leisure content within residential complexes, thereby reducing both 'travel costs' and 'waiting times'.

On January 13, DK Asia, one of the top three domestic developers, announced the opening of 'Royal Legend Heroes', a residents-only leisure facility within the Royal Park City II complex (1,500 households) in Incheon Shingeomdan. Legend Heroes is a digital screen sports facility that operates in major shopping malls and resorts such as Lotte World Mall in Jamsil and Sono Calm and Sol Beach.

This newly created space offers seven types of activities, including baseball batting and pitching experiences, soccer shooting, archery, basketball, and action racing. The usage fee is up to 30% lower than at the Jamsil location. Resident A (37) said, "In the past, I had to take my kids all the way to Lotte World Tower in Jamsil, which meant dealing with traffic and long waiting times. Now that we have this facility inside the complex, my children are delighted."

The operation method is also focused on resident convenience. DK Asia explained, "Considering noise issues, we located the facility in the basement of the commercial building, and prioritized resident satisfaction over rental income."

Royal Park City II already operates 38 community facilities and 13 high-end residential services in line with its concept as 'Korea's first resort city'. Facilities currently in operation include a two-story indoor golf practice range measuring 50 meters in length, a screen golf center, and a fitness center, with a hotel-style swimming pool and sauna set to open soon. The complex has also attracted industry attention with its private yacht tour service utilizing two 55-seater power catamaran yachts and world-class landscaping facilities.

Efforts have been made not only to enhance hardware but also to strengthen software services. DK Asia introduced a face-to-face medical service exclusively for residents in partnership with International St. Mary's Hospital, instead of relying on remote consultations that often serve as mere marketing. This system provides one-stop support, from handling emergencies to booking appointments.

Kim Hyungnam, Executive Director of DK Asia, stated, "With the opening of Royal Legend Heroes, we aimed to create a space where not only residents but also tour reservation customers can laugh and enjoy time with their families. In particular, opening the facility on Christmas Eve was also intended to enhance customer satisfaction."

Kim added, "We will increase the value of the complex with differentiated community facilities that align with the high-end resort city concept. Based on the pride that comes with anything created by DK Asia, we will continue to expand our unique, top-tier communities and services."

Phase 1 of Royal Park City, which DK Asia is developing (6,305 households), has been completed by Daewoo Engineering & Construction. Hana Bank served as the financial manager. For Phase 2 (16,025 households), land acquisition has been completed and the permitting process is underway.
