To Be Developed as a Landmark Landscape-Specialized Complex Connecting the Hangang River and Namsan

Yongsan District Office in Seoul (headed by Mayor Park Heeyoung) announced on January 9 that it had requested the Seoul City Urban Planning Committee to review the decision on the maintenance plan, designation of the maintenance area, and landscape review (draft) for the reconstruction of Cheonghwa Apartment in Itaewon-dong on January 8.

Cheonghwa Apartment is an aging multi-family housing complex completed in 1982, located at a site that is both geographically and scenically significant, where the Hangang riverside axis meets the Namsan green axis. Due to the maximum height restriction at an elevation of approximately 90 meters and the varying internal topography, it has been difficult to establish a rational land use plan, which has highlighted the need for redevelopment.

Yongsan District, in cooperation with the Seoul Metropolitan Government, conducted two rounds of rapid integrated planning consultations and established the basic framework for the maintenance plan, including appropriate building density and landscape direction. The district also carried out related procedures such as public viewing by residents, collecting opinions from the district council, and the main rapid integrated planning consultation.

This reconstruction project is expected to create a multi-family housing complex with up to 21 stories and a total of 679 units after subsequent procedures such as project implementation approval. No rental housing is planned under the current maintenance plan. Through a landscape plan that organically connects the Hangang River and Namsan, the site is expected to be transformed into a landmark landscape-specialized complex, enhancing the symbolic value of the area.

Park Heeyoung, Mayor of Yongsan District, stated, "I hope that Cheonghwa Apartment in Itaewon-dong will be reborn as a pleasant residential space encompassing Namsan and Yongsan Park, and as a landmark landscape-specialized complex representing Yongsan. We will spare no administrative support to ensure the project proceeds quickly and smoothly."
