Seoul Maintains Stability as Price Increases Slow
Anyang Manan-gu Proves Its Value as a Non-Regulated Area with Consecutive Record-High Transactions
The apartment market in the Seoul metropolitan area is showing signs of polarization. While Seoul is maintaining a stable trend with reduced fluctuations, Anyang Manan-gu is experiencing a clear strengthening of its upward momentum, bringing renewed vitality to the local market.
In fact, the apartment sales price index in Seoul saw its rate of increase slow somewhat in December. According to the weekly apartment sales price index from the Korea Real Estate Board, Seoul recorded a 0.17% increase for the week of December 1, followed by 0.18% increases for both the weeks of December 8 and December 15. It was only in the week of December 22 that the increase slightly expanded to 0.21%. Overall, although the upward trend continued, it was more moderate than before, showing a pattern close to stability.
In contrast, Manan-gu in Anyang, Gyeonggi Province, showed relatively greater volatility. After a 0.16% increase in the week of December 1, the rate of increase expanded to 0.17% in the week of December 8 and 0.21% in the week of December 15, continuing its steady rise by reaching 0.23% in the week of December 22. This is interpreted as a result of local demand and expectations for development being reflected, causing the rate of increase to gradually grow, unlike in Seoul.
Record-high transactions are also being reported one after another. An 84-square-meter unit in 'Raemian Anyang Megatria,' located in Anyang-dong, Manan-gu, was sold for 980 million won in December, setting a new record above the previous market price. In the same month, a 76-square-meter unit in 'Arte Xi' was also sold for 815 million won, again setting a new record. Such record-breaking transactions are being confirmed in major complexes throughout the area.
An industry insider commented, "Seoul is currently maintaining a stable trend as the rate of increase has recently slowed," and added, "In contrast, in Manan-gu, Anyang, as it is a non-regulated area within the metropolitan region, buyer sentiment is relatively free, and the trend of rising prices is becoming more pronounced due to a shortage of listings and the influx of genuine demand."

Against this backdrop, a new complex scheduled for sale in January in Anyang-dong, Manan-gu, Gyeonggi Province, is drawing significant attention from potential buyers. The complex in question is 'Anyang Station Central I-Park Sujain,' supplied by HDC Hyundai Development Company and BS Hanyang. Of the total 853 units across eight buildings, ranging from four basement levels to 35 above-ground floors, 407 units with exclusive areas of 39 to 84 square meters will be available for general sale.
The complex will be located in a prime area within Anyang-dong, enjoying the benefits of being near Line 1 of the Seoul Metropolitan Subway. Construction is actively underway to open the Wolpan Line at Anyang Station. Once this line is operational, travel to Pangyo will become significantly faster, and transfers to the planned GTX-C line at Indeogwon Station will also be possible. In addition, it will be convenient to transfer to the Sinansan Line (currently under construction) when traveling to Gwangmyeong, and access to Yeouido and other major areas of Seoul will also be easy.
The educational environment is also excellent. Numerous schools, including Manan Elementary School, Anyang Girls' Middle and High Schools, Yangmyeong High School, and Yangmyeong Girls' High School, are within walking distance, forming a safe school zone. The area also boasts excellent access to the Pyeongchon academy district, providing a well-established educational infrastructure from elementary to university level.
The living infrastructure is abundant as well.
