Daejeon Daehwa-dong 'Daejeon Industrial Complex' Transformed into 'Sangsang Hub Advanced Industrial Complex'

First Phase of Activation Zone Completed with 99.6 Billion Won Investment
13 Mixed-Use Plots Developed, 83% Already Sold

Daejeon City has completed the construction of the activation zone in the Daejeon Industrial Complex regeneration project area, located at 461-1 Daehwa-dong, Daedeok-gu, with a total project cost of 99.6 billion won.


The first phase of the completed activation zone is part of the Daejeon Industrial Complex regeneration project. It involved the full acquisition and redevelopment of an aging area along the Gapcheon River, resulting in the creation of an industrial complex on 99,194 square meters (approximately 30,000 pyeong) of land.


The first phase of the Daejeon Industrial Complex activation zone was selected in the early 2020s as part of the Ministry of Land, Infrastructure and Transport's Sangsang Hub Complex Activation Project. A negative-list approach was adopted for attracting industries, aiming to differentiate the new complex from the existing Daejeon Industrial Complex.


In particular, by introducing knowledge industry centers and neighborhood facilities, the plan allowed for flexible corporate tenancy, serving as a catalyst for transforming the more than 50-year-old Daejeon Industrial Complex into an advanced industrial park where young people and companies gather, similar to G-Valley (Seoul Digital National Industrial Complex).


Additionally, the plan was designed to create a three-dimensional cluster landscape in connection with the three major rivers, and to establish a symbolic skyline and futuristic, innovative building exteriors as a landmark representing advanced industries.

The developed area consists of 13 mixed-use plots, 6 plots for commercial and support facilities, parking lots, and road sites. The mixed-use plots have been tailored and supplied to companies eligible to invest in advanced industrial facilities, with 83% of the mixed-use plots already sold. Construction is currently underway for a smart public parking lot and two tenant companies.


Lee Jangwoo, Mayor of Daejeon, stated, "The first phase of the Daejeon Industrial Complex activation zone is significant not only as a simple maintenance project that expands infrastructure and re-plans land, but also as a major civil engineering project that enables the Daejeon Industrial Complex to respond immediately to the rapidly changing industrial environment and to grow together with the city center, thereby enhancing its competitiveness."


He added, "Going forward, we will continue to actively pursue the second and third phases of follow-up projects along the Gapcheon River, so that this area can be reborn as a premium advanced industrial complex where young people and companies can gather to work and lead the local industry."


Meanwhile, Daejeon City expects that once excellent and promising companies, including KOSDAQ-listed firms such as Link Solution and K3i, move into the first phase Sangsang Hub Complex, there will be an employment effect for 1,515 people and an economic impact of 1.4711 trillion won.
