Dongjak-gu Approves Management Plan for Moa Town in 221-24 Noryangjin-dong Area

Floor Area Ratio Set at 300%
834 Residential Units to Be Developed

Dongjak-gu in Seoul (headed by District Mayor Park Ilha) announced on the 31st that the management plan for Moa Town in the area of 221-24 Noryangjin-dong was approved and officially announced on the 26th.

The area of 221-24 Noryangjin-dong covers approximately 34,555 square meters and is located near Noryangjin Station, offering excellent transportation accessibility. However, due to steep slopes and elevation differences within the area, development had been stagnant.


In order to systematically improve the aging, low-rise residential area, the district gathered residents' opinions and applied for the Moa Town project in October 2022, ultimately being selected as the target site. After passing the integrated review by the Seoul Metropolitan Government in October, the project gained further momentum with the recent approval of the management plan.


According to the management plan, the area will be upgraded from a Type 2 (up to 7 floors) to a Type 3 general residential zone, and a floor area ratio of 300% will be applied. As a result, the area is expected to be redeveloped into a residential complex with a total of 834 units, including 192 rental units.


The district plans to create terrain-adaptive land plots that reflect the local characteristics, and in areas where elevation differences are unavoidable, community facilities and neighborhood living facilities will be installed to realize a three-dimensional spatial layout.


The transportation environment will be improved by widening certain sections of Manyang-ro and creating new pedestrian-only roads. Public pedestrian passages and view corridors will be interconnected to enhance openness, and the arrangement of low-rise buildings along Manyang-ro will help create a harmonious urban landscape.


Infrastructure such as parks and public offices will also be expanded to enhance residents’ convenience and living conditions. The district will continue to provide administrative support to ensure that remaining procedures, including the approval of the residents' association, proceed smoothly.
