55,000 Public Housing Units Designated in Guri and Osan

Ministry Approves District Plans and Designates New Public Housing Districts

The Ministry of Land, Infrastructure and Transport announced on December 31 that it has approved district plans for five public housing districts, including Uiwang and Hwaseong in Gyeonggi Province. Additionally, two sites in Guri and Osan, also in Gyeonggi Province, have been designated as public housing districts.


The five districts that received district plan approval are Uiwang-Gunpo-Ansan, Hwaseong-Bongdam 3, Incheon-Guwol 2, Gwacheon-Galhyeon, and Siheung-Jeongwang. These areas will provide a total of 78,000 housing units on 10.69 million square meters of land. The newly designated public housing districts, Guritopyeong 2 and Osansaegyo 3, will offer a provisional supply of 55,000 housing units on 7.06 million square meters of land. The government plans to provide approximately 40,000 public rental housing units and 34,000 public sale housing units.


The ministry stated, "These districts have excellent transportation connectivity to major areas in the Seoul metropolitan region, as they are close to railway stations served by key lines such as GTX-C and the Suin-Bundang Line." It added, "We plan to create 4.8 million square meters of green parks-21 times the size of Yeouido Park-and 1.64 million square meters of self-sufficient land to strengthen the self-sustainability of these new towns."

55,000 Public Housing Units Designated in Guri and Osan

The Uiwang-Gunpo-Ansan district, one of the third-phase new towns announced in 2021, will supply 41,518 housing units. Uiwang Station and Banwol Station are located on the east and west sides of the district, and accessibility to Seoul is expected to improve once GTX-C opens. The Hwaseong-Bongdam 3 district will supply 18,270 housing units, and a new Suin-Bundang Line station (tentatively named Bongdam Station) will be established within the district. The Incheon-Guwol 2 district will supply 15,996 housing units, Gwacheon-Galhyeon will provide 960 units, and Siheung-Jeongwang will offer 1,271 units.


The Guritopyeong 2 and Osansaegyo 3 public housing districts completed the consultation process, including public hearings and a strategic environmental impact assessment, following their selection as candidate sites in 2023. They were officially designated as public housing districts after passing the final review by the Central Urban Planning Committee last month and this month. The ministry expects that demand for housing in the Guritopyeong 2 district will be high due to its proximity to Seoul and its location along the Han River.


For the Osansaegyo 3 district, land for urban support facilities has been included to accommodate demand from nearby semiconductor clusters and businesses in Hwaseong, Yongin, and Pyeongtaek. Essential infrastructure will be provided in conjunction with Osansaegyo 1 and 2 districts, and an integrated public transportation network will be established. The ministry explained that the new public housing districts in Guri and Osan will undergo administrative procedures such as the establishment of comprehensive transportation improvement plans and consultations with relevant agencies next year, with district plan approvals scheduled for the following years.
