The old residential area around Sinheung-dong, Sujeong-gu, Seongnam City, Gyeonggi Province (Mayor: Shin Sang-jin) will be transformed into a large-scale, premium residential complex with over 3,700 units.

On December 29, Seongnam City announced that it had given final approval for the project implementation plan for the Sinheung 1 District Redevelopment Maintenance Project, which is considered a key site for the '2030-Phase 1' redevelopment initiative. This approval comes about four years after the area was designated as a maintenance district in December 2020, marking a significant milestone that signals the long-stalled redevelopment of the old city center is now on track.


According to the approved plan, the Sinheung 1 District (around 4900 Sinheung-dong, Sujeong-gu) will be developed on a 196,693-square-meter site, featuring 50 apartment buildings with 8 basement floors and 17 above-ground floors, totaling 3,754 units. The complex will also include community welfare facilities such as senior centers, daycare centers, and resident fitness facilities, as well as neighborhood living and commercial facilities.


A park covering 12,493 square meters will be created within the residential complex, providing local residents with a pleasant space for relaxation and outdoor activities. In addition, a new public parking lot of 2,308 square meters will be built, which is expected to help improve parking conditions in the surrounding area.


The Sinheung 1 redevelopment site is adjacent to Sujin Station and Sinheung Station on Subway Line 8, and is within five minutes of Moran Station and Taepyeong Station on the Suin-Bundang Line, making it a prime location for public transportation. The area is also highly accessible to major districts such as Gangnam and Songpa, and offers convenient entry and exit to the Bundang and Suseo expressways, making it highly regarded for its excellent transportation environment.


The Sinheung 1 District project is being promoted as a public-led redevelopment in a public-private partnership, with Korea Land & Housing Corporation (LH) participating as the project implementer.


A Seongnam City official stated, "With the approval of the project implementation plan, the Sinheung 1 District redevelopment project will move forward in earnest. We will proceed with the subsequent steps without delay to improve the outdated and poor residential environment and systematically raise the standard of living in the Sinheung-dong area."
