The area around 49 Gaebong-dong will be transformed into a residential complex with 1,364 households.


On December 25, the Seoul Metropolitan Government announced that it had convened the 14th Urban Planning Committee for Rapid Integrated Planning and the Decentralization Committee, and approved with amendments the "Decision on the Maintenance Plan and Designation of the Maintenance Zone (draft)" for the housing maintenance-type redevelopment project in the 49 Gaebong-dong area.

The site will later accommodate housing up to 35 stories high, with a total of 1,364 households. To improve the business feasibility of the project, the city upgraded the existing Type 2 (7-story) general residential area to Type 2 and Type 3 general residential areas, and applied a business feasibility adjustment coefficient (2.0 times) to relax the permitted floor area ratio.


The area is densely packed with aging houses and has poor vehicle access, highlighting the need to improve the pedestrian environment. To address this, two public pedestrian pathways will be secured within the complex to enhance the convenience of school routes leading to Gaebong Middle School and Maebong Elementary School. The city also plans to establish a thoroughfare connecting Gocheok-ro and Gocheok-ro 21na-gil as part of its traffic plan.


In the future, numerous community facilities for residents' convenience will be established in the area. Along Gocheok-ro 21na-gil and Gocheok-ro 21ga-gil, open community facilities such as a senior center, daycare center, and care center will be arranged.


Additionally, the city plans to secure a view corridor that harmonizes with nearby Maebongsan Mountain, creating a residential complex in balance with the surrounding terrain.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "This project is expected to accelerate development around Gaebong 1-dong Intersection," adding, "Seoul City will actively support future procedures to ensure the prompt supply of 1,364 households."
