These complexes are highly regarded as composite assets, featuring relatively reasonable sales prices due to their proximity to Seoul, regulatory advantages, and tangible tax benefits.
The most prominent advantage is their locational value. Regions on the outskirts of the Seoul metropolitan area that border the city offer excellent accessibility to major business districts in Seoul. With planned expansions of transportation infrastructure such as GTX lines, subway extensions, and highway interchanges, the potential for future asset appreciation is significant. These areas are characterized by steady demand from companies, as they can simultaneously satisfy both work efficiency and logistics accessibility.
They are also attractive as investment destinations. Knowledge industry centers are classified as commercial or business-use assets, not residential, under the "Act on the Promotion of Industrial Cluster and Factory Establishment." As a result, they are free from regulations on mortgage loans for residential properties and occupancy requirements. Investors can hold these assets for rental income without the need for actual occupancy, and financing is available through general business loans or commercial loans. This structure enhances operational flexibility and is advantageous for reducing vacancy risk.
Against this backdrop, a knowledge industry center is currently being offered for sale in the Guri Galmae District, a Seoul-adjacent location, drawing significant attention from potential buyers. The project in question is "Hyundai Terra Tower Guri Galmae."
