Gyeongbuk Development Corporation to Supply 23 Industrial Plots in Provincial Government New Town... Sale Price Drastically Discounted to Around 500,000 KRW per Pyeong

Gyeongbuk Development Corporation (President Lee Jaehyuk) announced on December 22 that it will newly supply 23 industrial plots within the Phase 2 High-Tech Urban Industrial Complex of the Gyeongbuk Provincial Government New Town.


This supply aims to strengthen the self-sufficiency of the new town and expand the region's industrial base, targeting companies in advanced manufacturing and knowledge and cultural industries.

The eligible industries for occupancy include advanced manufacturing sectors such as electrical and electronics, machinery, equipment and automotive, medical and pharmaceuticals, as well as knowledge and cultural industries such as research and development, science and technology, video production, creative industries, and information and communication services.


The sale price has been set at approximately 650,000 KRW per 3.3 square meters, which is about 37% lower than the development cost (1.04 million KRW per 3.3 square meters). This price reflects an additional discount based on the appraised value (750,000 KRW per 3.3 square meters).


The area of each plot ranges from 2,775 square meters to 13,407 square meters, with supply prices ranging from 555 million KRW to 2.614 billion KRW accordingly.


The building standards are a maximum building coverage ratio of 60% and a floor area ratio of up to 400%, with the maximum number of floors planned at 5 to 7, depending on the plot. Permitted uses include urban-type factories, research facilities, office buildings, and warehouse facilities.


In particular, if a tenant company receives support from Yecheon County for land purchase costs (about 20%) after starting business operations, the effective land acquisition cost can be reduced to around 500,000 KRW per 3.3 square meters.


To ease the initial investment burden for companies, Gyeongbuk Development Corporation and Yecheon County have agreed that the corporation will offer discounted sales, while Yecheon County will promote support for the sale price through amendments to the "Ordinance on the Promotion of Corporate and Investment Attraction." The two parties recently signed a related memorandum of understanding (MOU).


Applications for the sale will be accepted for three days from January 7 to 9, 2026. After a review by Yecheon County, the selected companies will sign contracts for the plots.


The Gyeongbuk Provincial Government New Town High-Tech Urban Industrial Complex is an urban-type industrial park being developed in Homyeong-eup, Yecheon County, with a total area of 146,129 square meters. It boasts excellent metropolitan transportation accessibility due to its proximity to the Jungang Expressway, Jungbu Naeryuk Expressway, and Sangju-Yeongdeok Expressway, and offers strong residential, educational, and living infrastructure, providing favorable conditions for workers to settle in the area.
