Following the opening of the GTX-A line, commercial demand around Dongtan Station has been rapidly expanding. In this context, Daebang Construction's mixed-use commercial facility, "Dongtan Station Dietre The Place Madang," has resolved its vacancy risks and entered a stabilization phase. The facility is attracting investor attention by offering priority sales for units that have already secured tenants.


This commercial facility is located within the "Dongtan Station Dietre Prestige" mixed-use complex, also constructed by Daebang Construction. The development includes 531 apartment units, 323 officetel units, and approximately 70,000 square meters of prime office space as part of a large-scale residential and business complex. All office units have been fully occupied by Samsung SDI. With about 2,000 resident employees, as well as partner companies and visitors, the inflow of demand provides a stable fixed customer base for the complex's retail spaces.


In particular, the units currently being offered for sale are pre-leased stores with completed lease contracts, meaning investors can realize rental income immediately upon purchase. This has positioned the property as a stable alternative for income-focused real estate investors. It is considered unusual in Dongtan for all commercial units to be leased out within less than a year of completion.


The complex houses well-known anchor tenants in the region, such as Megabox (with seven screens), Lotte Supermarket, and Olive Young, alongside a variety of food and convenience businesses already in operation. The facility features a "stay-type commercial zone" structure, where movie viewing, dining, and shopping are all connected within a single building, resulting in a vibrant flow of visitors throughout both weekdays and weekends.


The current sale targets a limited number of remaining units and offers investor-focused benefits, including a guaranteed annual rental yield of 6% for five years. Sale prices start from the 12 million won range per 3.3 square meters, and online marketing services are provided to support tenant sales and activate the commercial area.


An industry official stated, "Even as the commercial property market has been subdued due to leasing risks, 'Dongtan Station Dietre The Place Madang' has earned high trust as a pre-leased property with proven tenant stability, thanks to its excellent location and strong catchment area. It is being recognized as a representative case of genuine commercial area activation within the Dongtan Station vicinity."


The promotional center is located in Osan-dong, Hwaseong City.
