According to Gapyeong County, the project site covers 51,878 square meters in Eumnae-ri, Gapyeong-eup. This area is densely populated with buildings at risk of structural safety and is severely affected by housing deterioration. Through this project, the county plans to comprehensively improve the residential environment and raise the level of residential welfare.
The total project cost amounts to 27.6 billion won. Of this, 7.2 billion won will come from the national government, 1.5 billion won from the provincial government, and 8.8 billion won from the county, securing a total of 17.5 billion won, with an additional 10.1 billion won to be provided through related ministerial projects. The project period is from 2026 to 2030. The county has set the renovation of old houses, expansion of infrastructure, and the construction of public rental housing as core tasks.
In the area of old housing renovation, deteriorated multi-family buildings such as Junil Villa, which have a safety grade of D, will be demolished and replaced with 64 units of integrated public rental housing to promote housing stability for vulnerable groups. In addition, support for repairs of individual old houses will be provided, and issues such as landlocked parcels will be addressed to improve inefficient land use and encourage resident-led voluntary housing maintenance. The county also plans to establish a long-term urban regeneration activation plan encompassing both the improvement of aging residential areas and revitalization of the local economy.
Facilities to enhance residents' convenience will also be established. A public parking lot will be built to alleviate chronic parking shortages, and fitness rooms and children's play areas will be created within the integrated public rental housing to strengthen health and childcare functions. Green spaces will be secured, and a courtyard-type pocket park will be constructed to provide a pleasant residential environment.
Environmental improvement projects will be carried out in parallel. Old and damaged village roads will be repaired, and sidewalks and street facilities will be improved to ensure pedestrian safety. Through these efforts, not only will alley environments be improved, but childcare and living infrastructure for families raising children will also be expanded.
Gapyeong County also plans to operate a 'Village Residential Maintenance Support Center' as an independent project, providing integrated management services for the entire village. The county aims to systematize public rental housing management, village security, facility inspections, and guidance on procedures for voluntary housing maintenance projects, thereby establishing a sustainable village management system.
A Gapyeong County official stated, "This selection reflects the county's ongoing preparation and efforts to improve aging residential areas," adding, "We will implement the detailed projects without delay to enhance residential welfare and create a safe living environment that residents can truly experience."
