Expedited Approvals Through Project Acceleration Measures
The Sanggye 5 District redevelopment project has entered full-scale implementation, passing the integrated review process 15 years after the establishment of its association. Designated as a special architectural zone, the maximum building height will be increased to 39 stories, transforming the area into an eco-friendly residential complex with 1,860 units.
On December 19, Seoul City announced that the 13th Integrated Review Committee for Redevelopment Projects conditionally approved the review proposal for the “Sanggye 5 District Housing Redevelopment Project in the Sanggye Redevelopment Promotion District.” The committee conducted an integrated review covering architecture, urban landscape, transportation, education, environment, parks, and disaster prevention.
Sanggye 5 District is an area near Danggogae Station on Subway Line 4, densely populated with aging and deteriorated multi-household and multi-family homes. The area has long suffered from poor living conditions and safety concerns due to aging infrastructure. Although the project stalled following changes in the association’s executive body after its establishment in 2009, momentum picked up in 2023 with the push to revise the redevelopment promotion plan.
Leveraging its location adjacent to Suraksan and Bulamsan Mountains, the project will create a future-oriented residential complex that combines scenic views with eco-friendly design, providing a total of 1,860 housing units. The floor area ratio will be 299.49%, and the building coverage ratio will be 31.7%.
By designating the area as a special architectural zone, height restrictions will be eased, raising the maximum number of floors from 33 to 39. The number of apartment buildings will be reduced from 23 to 20, enhancing the cityscape and ensuring open view corridors.
The apartment buildings will feature a varied skyline with different heights, and low-rise ancillary and neighborhood facilities will be directly connected to walkways within the complex, improving resident accessibility and creating a pleasant pedestrian environment. The integrated review also called for adjustments to intersections within the underground parking lots to enhance safety.
Solar and geothermal energy will be utilized to increase energy self-sufficiency. The development plan aims to achieve an Excellent (Green 2) rating in the Green Building Certification and Grade 5 in Zero Energy Building standards, reflecting its commitment to eco-friendly construction.
Seoul City plans to expedite the approval processes for the project implementation and management disposition plans in accordance with measures to promote smooth progress in redevelopment projects, thereby advancing the timeline for housing supply.
Choi Jinseok, Director of Housing for Seoul City, stated, “Given the urgent need for new housing in Sanggye 5 District, we will push ahead swiftly with the supply of 1,860 units,” adding, “Through thorough project management of Seoul’s redevelopment initiatives, we will actively support the remaining projects in the Sanggye area as well.”
