Height Restrictions in Namsan Altitude Zone Eased
Floor Area Ratio Expanded to 250%
Residential Complex with Up to 15 Floors and 514 Units to Be Built
Sindang District 9, where development had been halted for 20 years due to height restrictions in the Namsan Altitude Zone, will be reborn as a residential complex surrounded by forest.
The city announced on the 17th that it had convened the 19th Urban Planning Committee and approved, with modifications, the 'Designation of Maintenance Area and Decision (Amendment) on Maintenance Plan for Sindang District 9 Residential Redevelopment Project.'
The project site is located in the vicinity of Beotigogae Station, but development had been delayed due to height restrictions in the Namsan Altitude Zone and topographical limitations.
To improve the profitability of the project site, the city eased the height restriction within the Namsan Altitude Zone from the previous 28 meters to 45 meters, increasing the maximum number of floors from 7 to 15. By applying a profitability adjustment coefficient, the floor area ratio was significantly expanded from 161% to 250%. As a result, a residential complex with up to 15 floors and a total of 514 units is expected to be built on the site.
The complex will feature a skyline that harmonizes with the Namsan Fortress Trail and will strengthen connections both within the complex and with the surrounding area. The site layout, which overcomes the challenging terrain, will enable a natural connection from the Namsan forest area to the downtown area near the station.
To connect the residential area on the west side to Dasan-ro, public pedestrian pathways using stairs, ramps, and elevators will be installed. The public contribution facility, which was originally planned as a daycare center, will be converted into a public parking lot to address the local shortage of parking spaces.
The Seoul Metropolitan Government stated, "Sindang District 9 is expected to become a good precedent demonstrating the results of the city's efforts to improve regulations," adding, "By applying the Fast-Track Integrated Planning 2.0, we will accelerate the project and ensure thorough process management."
