Designation of Gusan Station Area Long-Term Lease Housing Maintenance District
450 Out of 1,543 Units Allocated for Long-Term Lease Housing
An apartment complex with up to 35 floors and 1,543 units will be built near Gusan Station on Seoul Subway Line 6 through a long-term lease housing project in the station area.

The Seoul Metropolitan Government announced on the 18th that it held its 19th Urban Planning Committee meeting and approved with amendments the "Designation of the Eunpyeong-gu Gusan Station Area Long-Term Lease Housing Project Maintenance District and Determination of Maintenance Plan (Draft)."
The project site is located in an area where redevelopment projects such as the Yeokchon Station area redevelopment maintenance district and Daejo 1 district are actively underway. The city has designated the maintenance district to supply additional high-quality housing through the station area long-term lease housing project.
With this maintenance plan decision, an apartment complex with four basement floors and 35 above-ground floors, totaling 1,543 units, will be built with a floor area ratio of 443%. Of these, 450 units will be long-term lease housing, and 50% will be supplied as "Mirinae House" units, providing stable housing opportunities for newlywed couples.

Living infrastructure for local residents will also be expanded. An additional children's park will be installed in connection with the artificial organic fertilizer park located south of the project site, and the existing aging senior center will be relocated and newly constructed to create a pleasant community space for residents. To alleviate parking shortages near Gusan Station, a public parking lot with a capacity of 61 vehicles is planned to be built underground beneath the park.
The Seoul Metropolitan Government stated, "Through the designation of this maintenance district and the determination of the maintenance plan, we expect not only to stabilize housing for ordinary citizens but also to provide high-quality maintenance infrastructure that takes the surrounding area into account," adding, "We will continue to pursue urban planning that considers both the convenience of citizens and local conditions."
