“Lottery Allocation” with Safe Margin
Gangnam Lifestyle Zone and Pre-Sale Price Ceiling Premium in Focus
Seongnam Bokjeong 1 PFV Co., Ltd. will begin accepting official contract applications for 'Bokjeong Station Epitte,' a privately sold residential complex located on Block B1 of the Seongnam Bokjeong 1 Public Housing District (hereinafter referred to as Bokjeong 1 District), from December 15 to 17.
This complex, which drew significant attention as a highly sought-after “Gangnam lottery allocation,” had all unit types fully subscribed during the first-priority application round. The official contract process is also expected to proceed smoothly. According to Korea Real Estate Board’s subscription portal, in last month’s first-priority application for Bokjeong Station Epitte within the designated region, there were 4,010 applications for 110 available units (excluding special supply). The 84㎡A unit type recorded both the highest competition rate and the largest number of applications, with 2,781 applications for 60 units. The 84㎡B and 84㎡C unit types also saw high competition rates of 24:1 and 25.21:1, respectively.
Bokjeong Station Epitte consists of six buildings, ranging from two basement levels to 20 floors above ground, and offers a total of 315 units, all with the highly popular exclusive 84㎡ layout. HL D&I Halla is in charge of construction. The winner announcement is scheduled for Wednesday, December 3, and the official contract period will run for three days from Monday, December 15 to Wednesday, December 17.
Bokjeong Station Epitte has been called a “lottery” complex, combining the advantages of being subject to the pre-sale price ceiling and the premium of the Epitte brand, all within the Gangnam lifestyle zone. It has attracted strong interest from homebuyers across the Seoul metropolitan area. In the special supply round held the previous day, there were 6,727 applications for 205 units, resulting in a competition rate of 32.8:1, further confirming the high demand.
Bokjeong 1 District, where Bokjeong Station Epitte is located, borders the Gangnam area of Seoul and is adjacent to Wirye New Town, allowing residents to share a wide range of established infrastructure. Its excellent accessibility to various parts of Seoul and the metropolitan area is another key advantage.
In particular, the future value of the area is highly regarded, as large-scale development projects are underway around Bokjeong Station, which is set to become a triple transfer hub. Currently, Bokjeong Station serves Seoul Subway Line 8 and the Suin-Bundang Line, and the Wirye Line tram, scheduled to open in the second half of next year, will also pass through the station.
Additionally, the “Bokjeong Station Area” development project, which is expected to involve an investment of approximately 10 trillion won and will be 2.2 times the size of COEX, is planned. The comprehensive development of the “Bokjeong Station Transfer Center” and ongoing projects such as the recently commenced POSCO Global Center are also expected to have a significant ripple effect.
Bokjeong Station Epitte is the closest complex to Bokjeong Station within Bokjeong 1 District, offering excellent accessibility to Gangnam-often referred to as “next to Gangnam.” Residents can reach Jangji Station in Songpa-gu in just one stop via Seoul Subway Line 8, and Jamsil in 11 minutes. Through the Suin-Bundang Line, Suseo Station in Gangnam-gu is one stop away, and Seolleung Station can be reached in about 10 minutes.
The area also offers excellent educational and living environments. Seoul International School is located in front of the complex, and nearby schools include Bokjeong Elementary School, Wirye Haesol Elementary School (scheduled to open in March 2026), Changseong Middle School, Seongnam Girls’ Middle School, Taepyeong Middle School, and Bokjeong High School. With its gateway location bordering Gangnam and proximity to Wirye New Town, residents benefit from access to the Gangnam and Wirye private education districts, as well as high-quality cultural and lifestyle infrastructure such as COEX, Samsung Medical Center, and Starfield Wirye.
The complex also offers strong product appeal. The buildings are primarily south-facing, and various unit types feature either a 4-bay flat layout or an open tower design to accommodate diverse lifestyles. All units are equipped with efficient “ㄷ-shaped” kitchen layouts, and depending on the unit type, features such as entryway, kitchen, and corridor pantries, multipurpose rooms, and large walk-in closets provide ample storage space.
The landscaping and community facilities are designed to enhance residents’ quality of life. A heart-shaped circular walkway connects the gardens and playgrounds within the complex, facilitating natural movement, relaxation, and interaction. The community facilities in the basements of Buildings 101 and 102 will include a golf practice range, GX room, fitness center, reading room, and moms’ lounge, among others. The model house for Bokjeong Station Epitte is located on Sagimakgol-ro, Jungwon-gu, Seongnam-si, Gyeonggi-do. Move-in is scheduled for April 2028.
