Maximum Floors for Gwangjang 28 Adjusted from 56 to 49
Green Corridor Along Saetgang Riverside, Small Park on Yeouinaru-ro Planned
Daycare Center and Public Rental Office Facilities to Be Donated
Yeouido Gwangjang Apartment (28) will be transformed into a residential complex with up to 49 floors and 1,314 units. It is the eighth out of twelve reconstruction complexes in Yeouido to pass the Seoul City review.
On December 9, Seoul City announced that the 13th Subcommittee of the Urban Planning Committee, held the previous day, had approved with modifications the reconstruction and maintenance plan for Yeouido Gwangjang Apartment.
Gwangjang Apartment, completed in 1978, is an aging complex along the Saetgang riverside. The reconstruction is being carried out in two zones, divided by Yeouinaru-ro. The recently approved Gwangjang (28) consists of buildings 3 to 11 with 576 units, while Gwangjang (38-1) comprises buildings 1 and 2 with 168 units. According to the maintenance plan, a total of 1,314 units (including 219 rental units) will be built, and the zoning will be changed from a Type 3 General Residential Area to a General Commercial Area.
Originally, the plan for Gwangjang Apartment 28 was to have 56 floors, but the maximum number of floors has been adjusted to 49. A Seoul City official explained, "During the early planning consultations, the plan was for 56 floors, but considering that buildings over 50 floors are subject to stricter disaster and safety standards, the building height was maintained, but the number of floors was reduced."
The maintenance plan includes the creation of a green corridor along the Saetgang riverside and a small park along Yeouinaru-ro. Walking paths and rest areas will be provided for nearby office workers and residents, and pedestrian access connecting Saetgang Park and Yeouido Station will also be improved.
In response to the aging population, a daycare center will be newly established, and Seoul City will also receive a donation of public rental office facilities that can be linked with office buildings near Yeouido Station.
Open spaces will be created along the main streets to enhance openness, and a public pedestrian passage will be planned at the center of the complex. By connecting internal and external pathways, the convenience for both office workers and residents in the area will be improved.
Gwangjang Apartment is the eighth of the twelve reconstruction complexes in Yeouido to pass the maintenance plan review. Seoul City plans to quickly finalize the architectural plan through integrated review, reflecting the results of this review. Reviews for maintenance plan decisions are also upcoming for Gwangjang (38-1), Samik, and Eunha, while Sambu Apartment is currently receiving early planning consultations.
Choi Jinseok, Director of Housing at Seoul City, stated, "Gwangjang Apartment will be reborn as a premium residential complex embracing the Saetgang, which will have a positive impact on the overall reconstruction projects in the Yeouido area. We will continue to actively support the swift progress of these projects in the future."
