A large-scale complex with 2,425 residential units will be supplied in the Bulgwang-dong area of Eunpyeong-gu, Seoul, near Lines 3 and 6 subway stations.


The Seoul Metropolitan Government announced on December 5 that, during the 12th Integrated Review Committee for Redevelopment Projects, it conditionally approved the proposed changes to the architecture, landscape, education, transportation, and park sectors for the 'Bulgwang 5 Housing Redevelopment Project' in the area of 238 Bulgwang-dong.


As a result of this review, the maximum building height was increased from 24 stories to 35 stories, and the floor area ratio rose from 235% for 2,387 units to 249% for 2,425 units, resulting in an increase of 38 units. The number of buildings was reduced from 32 to 23, improving the cityscape and securing urban view corridors.


An open public pedestrian passageway is planned to cross the complex, connecting the downtown area with the park. All main buildings will feature pilotis to ensure pedestrian rights and visual openness for residents. The plan aims to create a nature-friendly residential space with a skyline and open areas that harmonize with the surrounding neighborhood.


The area in question is a low-rise residential zone located in a low-lying area that is prone to frequent flooding. During heavy rains, parts of nearby Bulgwang-ro have experienced severe flooding, raising safety concerns. With the approval of this integrated review, the project is expected to be developed into a residential complex with enhanced business feasibility and public benefits. Resident relocation is currently underway, and the city expects the project to be completed and all 2,425 units to be ready for occupancy by 2030.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "We will make even greater efforts to ensure the project proceeds swiftly through effective management of the redevelopment process."
