A large-scale apartment complex, "Sacheon Ian Skyforet," with a total of 1,100 units, will be established in Sacheon, South Gyeongsang Province. Developed by Daewoo Industrial Development, this project is a rare, large-scale new complex in the region, offering a pleasant residential environment and a variety of community facilities, attracting attention from both end-users and investors.
Despite the ongoing burden of high pre-sale prices and interest rates, demand for large-scale new apartment complexes continues to rise.
Real estate experts have analyzed, "Large-scale apartment complexes continue to attract not only end-users but also investors, as they offer stable asset value and convenient infrastructure. In particular, complexes located near industrial parks with easy access to workplaces are even more highly preferred."
Amidst these market trends, "Sacheon Ian Skyforet" is being developed in Sacheon as a large residential complex with 1,100 units, offering both rarity and scale. Its proximity to the National Aerospace Industrial Complex provides the advantage of easy access to workplaces, making it a highly anticipated residential area for industrial park workers.
The A-1 block, which is being supplied first, consists of 535 units, mainly mid- to small-sized apartments ranging from 62 to 84 square meters of exclusive area. The detailed types include 88 units of 62㎡ Type A, 18 units of 62㎡ Type B, 96 units of 71㎡, 225 units of 84㎡ Type A, and 108 units of 84㎡ Type B.
The complex features a south-facing plate-type layout, wide spacing between buildings, and a high green area ratio, ensuring a pleasant living environment. With a low building coverage ratio of 17.21%, the open design maximizes a sense of openness and sunlight, while the largest distance between buildings in Sacheon enhances the quality of residential life.
Inside each unit, energy-efficient facilities such as system air conditioners and heat exchangers are installed, along with storage-focused designs like dressing rooms, pantries, and multipurpose rooms. The LDK (Living-Dining-Kitchen) layout, featuring an L-shaped kitchen and island dining table, maximizes space utilization and enhances satisfaction for residents.
The community facilities, befitting the scale of the complex, are also noteworthy. In addition to amenities for residents such as a fitness center, personal workshops, studios, offices, and vegetable gardens, a variety of leisure facilities will be offered, including camping decks, glamping, caravans, and a multipurpose auditorium.
"Sacheon Ian Skyforet" is being developed as a corporate-type private rental housing project. With a rental deposit guarantee insurance from the Housing and Urban Guarantee Corporation (HUG), tenants' deposits are protected. The units are not counted toward the number of owned homes during the rental period, so there is no tax burden. Tenants are given priority for purchase after a 10-year rental period, and units can be transferred or sublet during the lease, making the structure advantageous for both residents and investors.
Classified as a "long-term general private rental housing" type among private rentals, it allows for long-term residence without the burden of acquisition tax, property holding tax, or comprehensive real estate tax.
A representative from the developer, In & World, stated, "With the rare scale of this large complex and its proximity to workplaces, we aim to create a development that satisfies stability, residential convenience, and future investment value."
"Sacheon Ian Skyforet" is open for applications to any adult aged 19 or older without a subscription savings account, and the promotion center is currently operating throughout Sacheon.
