Recently concluded JTBC drama "The Story of Manager Kim Who Works at a Major Corporation and Owns a Home in Seoul" has sparked widespread discussion by capturing both the intense desires and real estate realities of Korean society. It was revealed that the actual filming location for the ultra-luxury apartment "Banpo River Palace," where Manager Kim's rival, Manager Do Jinwoo, resides with a jeonse deposit of 3.8 billion won, is not in Banpo, Seoul, but in "Singyeomdan Royal Park City II" in Seo-gu, Incheon.
The drama highlights the icons of Korean success-"Seoul homeownership," "major corporation," and "manager"-while sharply depicting the underlying anxieties of the middle class. In particular, the scene where Manager Kim goes to pick up Manager Do for weekend golf and is shocked to discover that Do's home requires a jeonse deposit of 3.8 billion won resonated strongly with viewers. Another memorable scene is in the final episode, where Manager Do confesses that the home is actually under his in-laws' names, leading Manager Kim, who had once given up everything to start anew, to show a complex expression-an ironic commentary on the narrative of "success" in Korean society.
Although the filming location for "Banpo River Palace," set at a jeonse price of 3.8 billion won in the drama, is "Singyeomdan Royal Park City II," the actual sale price for an 84-square-meter unit is in the 600 million won range-only one-sixth of the jeonse price depicted in the show. Despite the reasonable sale price, the complex perfectly embodies the "Banpo luxury" image featured in the drama, boasting 38 six-star hotel-level community facilities, 13 kinds of high-end residential services, and world-class premium landscaping, all contributing to its luxurious atmosphere. Industry observers note that this complex, developed by DK Asia, paradoxically proves that true luxury is defined not by price, but by quality of life.
"Singyeomdan Royal Park City II" is also making innovative strides in medical services, going beyond traditional residential offerings. DK Asia has signed a memorandum of understanding (MOU) with Incheon’s leading university hospital, Catholic Kwandong University International St. Mary’s Hospital, to provide Korea’s first exclusive "direct face-to-face medical service" for residents. Unlike other apartment complexes that promote remote medical consultations with low actual usage rates, this complex offers tangible medical benefits such as emergency services, fast medical guidance and reservations, and personalized health information, greatly enhancing residents’ satisfaction with their living environment.
"Singyeomdan Royal Park City II" (1,500 households), together with Geomam Station Royal Park City I, completes a pilot complex of 6,305 households. It is the core project site of "Royal Park City," the largest privately developed premium resort city in Korea, which will eventually comprise 36,500 households. Notably, this complex is the first large-scale branded development in Incheon to be sold after construction is completed, underscoring DK Asia’s confidence in its product.
DK Asia is accelerating the development of Royal Park City, preparing additional supply in areas such as Wang-gil 1 District and Geomdan 5 District following the completion of the pilot complex. Meanwhile, the housing exhibition center will operate a "Premium Resort City Tour Program" for visitors with advance reservations on weekends starting in December. Through this program, visitors will have the opportunity to directly experience a variety of premium residential offerings, including the Shinsegae Food buffet-style meal service, the Royal Cinema Lounge, and a duplex indoor golf range, providing a comprehensive look at the high-end residential philosophy of Royal Park City.
