Seoul Approves Amended Plan for Jayang District 5 Renewal Area
The former military base site in Jayang-dong, Gwangjin District, Seoul, will be transformed into a residential complex with buildings up to 49 stories high. On November 28, Gwangjin District (District Mayor Kim Kyungho) announced that the Seoul Urban Renewal Committee had approved, with modifications, the “Jayang District 5 Renewal Promotion Area and Renewal Promotion Plan Amendment” at its meeting held on the 27th. This decision comes seven years after the area was designated as the Jayang District 5 Renewal Promotion Area in 2018.
The project site covers 57,809 square meters of quasi-residential land at 680-81 Jayang-dong. According to the plan, the area will house 1,699 apartment units in buildings up to 49 stories, with a total floor area of 310,000 square meters. As part of public contributions, a Seoul Metropolitan Children's Hospital with a floor area of 10,400 square meters and a small library, along with other community facilities, will also be established.
Since being designated as the Guui-Jayang Balanced Development Promotion District in 2005 and the subsequent establishment of a renewal promotion plan in 2009, the site had remained vacant for a long period after the relocation of the Postal Service Information Center in 2013. The project was delayed due to conflicts among landowners, but mediation and administrative support from the district government helped regain momentum.
The amended plan focuses on expanding infrastructure and increasing housing supply. An unexecuted road area of 13,748 square meters will be incorporated into the district to improve the transportation system. In addition, an urban walking trail connected to Achasan-ro, pocket parks, and open green spaces will be created to enhance the pedestrian environment and provide rest areas.
Furthermore, in connection with the nearby Jayang District 1 Renewal Promotion Area around Guui Station, the area is expected to develop into a mixed-use hub with work, commercial, and residential functions. The floor area ratio will be capped at 500%, and the maximum building height will be limited to 150 meters.
Kim Kyungho, Mayor of Gwangjin District, stated, “This year marks a turning point for the Guui Station area,” adding, “With the completion of the Jayang District 1 Renewal Promotion Area and the development of the Jayang District 5 Renewal Promotion Area, the creation of a high-tech industrial corridor along Achasan-ro connecting Konkuk University Station and Gangbyeon Station will accelerate.”
