195 Mirinae Jip Units to Be Supplied in Oryu-dong... Childcare Support Linked with Introduction of Public Postpartum Care Center [Real Estate AtoZ]

In Oryu-dong, Guro-gu, Seoul, 195 units of the long-term jeonse housing project, Mirinae Jip, will be supplied. A synergy effect is also expected by linking residential, childbirth, and childcare support through the donation of a public postpartum care center.

On November 27, the Seoul Metropolitan Government announced that it had approved, with modifications, the "District Unit Plan for the Onsu Station Area and the Detailed Development Plan for the Hanjoo Logistics Center Special Planning Zone (Amendment)" at the 19th Urban Architecture Joint Committee meeting.

Since the first half of this year, Seoul Housing & Communities Corporation (SH) and the landowner have been in discussions to build new contract-purchase rental housing. As a result, they agreed to supply 195 units of Mirinae Jip for newlyweds on the site. The location is within a 10-minute walk from Onsu Station on Seoul Subway Lines 1 and 7. It also offers excellent transportation accessibility, being adjacent to Gyeongin-ro, a major arterial road.

The amendment includes regulatory relaxations such as a change in land use zoning (from Class 2 General Residential Zone (7 stories) to Class 2 General Residential Zone) and an increase in height restrictions (from 50 meters to 90 meters) to reflect changes in the surrounding environment. Through these measures, all units are planned as public rental housing, and incentives for floor area ratio will be applied to further promote the supply of rental housing.

Additionally, a public postpartum care center will be introduced as a public facility to establish a residential and childcare support system in conjunction with the Mirinae Jip units for newlyweds.

Cho Namjun, Director of the Urban Space Headquarters at Seoul Metropolitan Government, stated, "Through this detailed development plan decision, we expect that supplying high-quality Mirinae Jip units and a public postpartum care center in this prime station area will help newlyweds settle down with peace of mind and transform the area into a desirable residential community."
