"Large-scale and newly built apartment complexes are extremely rare in Manan-gu, Anyang. We don't need a large unit, so we're planning to apply for the 59㎡ exclusive area." (A couple in their 30s, married for two years)


'Anyang Xi Herition,' a redevelopment project in the Sangnok District of Manan-gu, Anyang-si, Gyeonggi-do, has begun sales. Since Manan-gu was not included in the October 15 policy measures, it is free from loan restrictions, drawing significant attention.


From the morning of the 21st, the opening day, people continuously visited the sales office. A waiting line formed before the doors opened. Once inside, visitors examined the layout of the complex in front of the model on the second floor. The age range of visitors was diverse, including young people, newlyweds, and seniors.


The third floor featured model units of 49㎡, 59㎡, and 84㎡ exclusive areas. The 49㎡ and 59㎡ units, in particular, attracted the most visitors. People carefully inspected the interiors, opening the dressing rooms and entrance storage spaces, and checking the balconies and utility rooms. The 49㎡ unit stood out for having dressing rooms in both bedrooms. Kim, a resident in his 60s living in Manan-gu, said, "My son and his wife recently got married and mentioned wanting to move into a new apartment, so I came to take a look. The 59㎡ seems spacious enough for two people, and compared to the 84㎡, it doesn't feel cramped, so I plan to recommend they apply."

Anyang Xi Herition is mainly offering small to mid-sized units. The complex consists of 17 buildings with a total of 1,716 apartments, ranging from five basement levels to 29 above-ground floors. Of these, 639 units with exclusive areas between 49㎡ and 101㎡ are available for general sale. Among the general sales, the 59㎡ units are the most numerous with 404 units, followed by 164 units of 49㎡, 39 units of 76㎡, 25 units of 84㎡, and 7 units of 101㎡. Move-in is scheduled for the second half of 2029.


Since the completion of 'Anyang Station Prugio The Sharp' in October last year, Anyang Xi Herition is the first large-scale new complex with more than 1,500 units to be supplied in Manan-gu. Special supply applications will begin on the 2nd of next month, followed by first-priority applications on the 3rd and second-priority applications on the 4th. Winners will be announced on the 10th of next month, and contract signing for successful applicants will take place from the 22nd to the 24th of the same month. For units of 85㎡ or less, 40% will be selected by point system and 60% by lottery. For units over 85㎡, selection will be 100% by lottery.


Another advantage is that the project is exempt from the October 15 policy regulations. In contrast, the neighboring Dongan-gu has been designated as a regulated area (adjustment target area and overheated speculation zone) and a land transaction permit zone. For those without homes and for single-homeowners under conditional sale, the loan-to-value (LTV) ratio has been tightened from the previous 70% to 40%, and a two-year mandatory residency requirement has blocked gap investments. Anyang Xi Herition, located in Manan-gu, is not subject to these restrictions. Residents of the Seoul metropolitan area who are at least 19 years old, have been members of a subscription savings account for at least 12 months, and meet the required deposit by region and unit size, can apply for first-priority regardless of household head status or home ownership. Duplicate applications by household members are allowed, and there are no restrictions on re-winning. Mr. A, an office worker in his 30s, said, "I was looking into apartments near Pyeongchon in Dongan-gu, but due to loan restrictions, I started searching in other areas. Since Anyang Xi Herition allows loans, I'm considering applying."

The location offers excellent access to transportation, green spaces, and educational facilities. Myeonghak Station on Subway Line 1 is about a five-minute walk away, allowing direct access to major business districts such as Gasan Digital Complex, Yongsan Station, Seoul Station, and City Hall Station without transfers. At Anyang Station and Geumjeong Station, which are one stop away from Myeonghak Station, the Wolgot-Pangyo Line and the GTX-C metropolitan express railway are planned, respectively. In addition, Myeonghak Elementary School is within walking distance, and students can also walk to Seongmun Middle and High Schools. The highly sought-after Sinsung Middle and High Schools are also nearby, and the Pyeongchon academy district can be reached by car in about 10 minutes.


A sales representative stated, "We're even receiving calls from Daegu inquiring about loan and residency requirements. Considering that unsold apartments in Manan-gu sold out completely after the policy announcement, we expect to benefit from the October 15 policy measures."
