Large-Scale Complex 'Dietre The Riche II in Suwon Imok' Draws Attention for Outstanding Educational Environment Dietre The Riche II in Buksuwon Imok District. Provided by Daebang Construction

'Dietre The Riche II in Buksuwon Imok District,' currently being supplied in the Imok District of Suwon, is attracting interest from genuine homebuyers thanks to its large-scale design of 1,744 households, the excellent educational environment surrounding the complex, and the nearby living and transportation infrastructure. The complex is recognized as a 'child-friendly apartment community,' offering a comprehensive educational infrastructure that connects from kindergarten to high school, plans for a large academy district, and a designated site for a public library.

Located in the Imok-dong area of Jangan-gu, Suwon, Gyeonggi Province, the complex consists of 17 buildings with 1,744 units, ranging from three basement floors to 29 above-ground floors. The units are mainly mid-to-large sized, including exclusive areas of △84㎡A·B·C △115㎡A △116㎡B △139㎡A △141㎡B. The complex is highly popular for its outstanding educational environment, being adjacent to sites for a kindergarten, elementary school, and academy district.

Within approximately 650 meters of 'Dietre The Riche II,' the commercial and business district is planned so that over 30% of its total floor area will be designated for educational facilities such as academies, bookstores, and study rooms, laying the foundation for the creation of a large academy district.

This commercial district is located between 'Dietre The Riche' (2,512 units) and 'Suwon SK Skyview' (3,498 units), securing a fixed demand of over 6,000 households. Nearby, there are also Buksuwon Jailexvia (2,607 units), Suwon Jangan Hillstate (927 units), and Suwon Jangan STX Khan (734 units), raising expectations that the Imok District will become the new educational hub of Suwon in the future.

'Dietre The Riche II' is highly regarded for its educational environment, with planned sites for a kindergarten and elementary school right next to the complex, ensuring safe commuting for children. Nearby, there are also Dongwon Dongwoo High School and Suseong High School. In addition, a public library spanning from the first basement to the third above-ground floor is planned near the complex, providing an excellent educational setting.

The Imok District, which is being developed as a mini new town with more than 4,200 planned households, will also feature a large business and commercial zone, ensuring a superior residential environment. Moreover, residents can conveniently use the established infrastructure of the old downtown, such as Starfield Suwon, Lotte Mart Cheoncheon Branch, Manseok Park, and Suwon Sports Complex. This allows residents to enjoy both the pleasant new town infrastructure and the solid amenities of the surrounding old city center.

Notably, the complex is within walking distance of Sungkyunkwan University Station (Subway Line 1). In the future, it will be linked to a wide-area transportation network, including the GTX-C line (currently under construction) and the Shinbundang Line extension (Hwaseo to Gwanggyo Jungang Station, also under construction), both accessible within one stop. The Indeokwon-Dongtan double-track railway (provisional name, under construction) is also planned nearby, offering excellent future value with improved access to major downtown areas in Seoul.

Additionally, with its proximity to Buksuwon IC, residents can reach key Gangnam areas such as Sadang and Yangjae in about 30 minutes by car, making it a favorable location for commuting to Seoul. The area is also set to benefit from the planned R&D Science Park and the Buksuwon Technovalley, an AI knowledge industry belt, which are being developed in connection with the semiconductor cluster. This positions the complex as a future-oriented residential area close to high-tech industries.

The complex has eased the financial burden by requiring only 10 million won as the first contract payment and a total down payment of 5%, with pre-occupancy resale allowed. Notably, if there are changes to contract conditions, such as sales price discounts or free options after signing, the 'Contract Safety Guarantee System' will be temporarily implemented to retroactively apply the new conditions to existing contract holders. This measure is intended to allow early buyers to confidently secure highly desirable units.

The model home for this complex, constructed by Daebang Construction, is currently open in the Seodun-dong area of Gwonseon-gu, near Suwon Station.
