Emergence of the New Port-Myeongji-Eco Delta City Triangular Living Zone... Growing Residential Demand for "Dietre The River" in Beombang-dong

The so-called "triangular living zone," connecting New Port, Myeongji, and Eco Delta City in the western region of Busan, is becoming firmly established. As industrial, commercial, and residential functions become increasingly interconnected and the living zone expands, the Beombang-dong area is emerging as a region that can simultaneously enjoy the benefits of New Port, Myeongji, and Eco Delta City.

According to data from the Busan Port Authority, Busan New Port handled 17.88 million TEU of cargo last year, achieving its highest performance on record. As a result, logistics centers within the hinterland are being expanded, more companies are moving in, and demand for worker housing continues to rise. With the industrial function of New Port being strengthened, there is growing interest in nearby areas that offer favorable residential conditions.

In addition, Myeongji International New City, located nearby, has established itself as the commercial and convenience facility hub of western Busan, while Eco Delta City is rapidly developing as an eco-friendly, smart-based new city, creating a future-oriented residential area. Beombang-dong, located at the point where these two zones form a triangle, is expected to benefit from close proximity to New Port for work, high accessibility to Myeongji’s commercial facilities, and the expanding new lifestyle infrastructure of Eco Delta City.

Within about a 10-minute drive are Starfield City Myeongji, Lotte Premium Outlet Gimhae, and The Hyundai Busan (scheduled for 2027). The Noksan Hometown Hill waterfront park is located in front of the complex, and some units offer views of the Nakdong River, further enhancing residents' satisfaction.

The public-supported private rental apartment "Dietre The River" by Daebang Construction, being developed in Beombang-dong, is also being influenced by these changes in the living zone. The complex allows for a commute to the Busan New Port industrial complex in about 10 minutes by car and provides access to the living zones of both Myeongji International New City and Eco Delta City.

"Dietre The River" is supplied in a jeonse-type lease for all units, allowing residents to live stably for up to eight years without monthly rent burdens. Special supply for newlyweds and the elderly has already closed, and only a few units remain for the youth special supply, with applications in their final stage.

From January 2026, homeowners will also be able to sign contracts, and currently, letters of intent are being accepted from homeowners. Those who submit a letter of intent will be eligible for priority contracts during the first-come, first-served unit designation scheduled for January next year.

A Daebang Construction official stated, "The western Busan region is rapidly restructuring as the New Port industrial belt merges with the living infrastructure of Myeongji and Eco Delta City," adding, "'Dietre The River' is attracting attention from genuine home seekers at the center of these changes."

The "Dietre The River" model home is currently operating in the Myeongji-dong area of Gangseo-gu, Busan.
