The model house for 'Pungmu Station Area Sujain Gracent Phase 1,' which opened on November 7, continues to attract a steady stream of visitors on its second day of operation, November 8, following a busy opening day.


Pungmu Station Area Sujain Gracent Phase 1 is a residential complex located in the Pungmu Station area that allows residents to benefit from the abundant infrastructure of Sau-dong. With its price competitiveness under the pre-sale price ceiling system, it has captured the attention of prospective buyers not only in Gimpo but also in surrounding areas such as Magok in Seoul. In particular, following the announcement of the 10.15 Policy last month, the complex has drawn even more interest as a non-regulated property, and this enthusiasm has continued since the opening of the model house.


The model house has seen a diverse range of visitors, from newlyweds to middle-aged and older adults, demonstrating strong interest. Long lines have formed at each consultation desk, with prospective buyers listening attentively to explanations from sales representatives. Some visitors have meticulously examined the complex’s scale model and unit layouts to devise their subscription strategies, resulting in a bustling atmosphere throughout the day. Notably, the site has attracted not only local demand from Gimpo but also from nearby metropolitan areas such as Magok in Seoul and Incheon, creating a vibrant atmosphere.


One visitor to the model house commented, "I live in Magok-dong, Seoul, and with the soaring jeonse prices, I was feeling the burden. I came to check out this new apartment in nearby Gimpo, which is being offered at a reasonable price. Not only is it subject to the price ceiling system, but as a non-regulated complex, the loan conditions are favorable. With large-scale academies and subway stations nearby, the location seems ideal for living, so I am considering applying for a unit."


The subscription schedule begins with special supply applications on November 17 (Monday), followed by first-priority applications on November 18 (Tuesday), and second-priority applications on November 19 (Wednesday). The winners will be announced on November 25 (Tuesday), and official contracts will be signed at the model house over five days from December 8 (Monday) to December 12 (Friday).


'Pungmu Station Area Sujain Gracent Phase 1' will be built on Block B2 of the Pungmu Station Area Urban Development Project in Gimpo, Gyeonggi Province, with a scale of 10 buildings, 2 basement levels to 29 above-ground floors, and a total of 1,071 units. The unit types are ▲59㎡A: 261 units ▲59㎡B: 60 units ▲84㎡: 750 units.


Pungmu Station Area Sujain Gracent Phase 1 is the only complex among this year’s developments in the Pungmu Station area to offer the compact 59㎡ unit type, making it especially rare. It is also eligible for special supply for first-time homebuyers, attracting a wide range of demand from young adults and newlyweds to those seeking jeonse apartments in Magok and other parts of Seoul.


The pre-sale prices for this complex, which is subject to the price ceiling system, are set at the low to mid-500 million won range for the 59㎡ units, and from the mid-600 million won to the low 700 million won range for the 84㎡ units. These prices are similar to the average jeonse price for comparable units in Magok-dong, Seoul (around the mid-600 million won range). Considering that it only takes about 20 minutes to reach Magok, the complex is expected to absorb some of the jeonse demand from Magok as well.


As a non-regulated property, the complex is also attractive because of the reduced burdens related to subscription and loans. Unlike most of Seoul and many areas in the metropolitan region, which are subject to strict regulations, this non-regulated complex allows for full interim loan financing and offers relatively flexible conditions, drawing the attention of many prospective buyers.


'Pungmu Station Area Sujain Gracent Phase 1,' together with the upcoming Phase 2, boasts a dual residential area that allows residents to enjoy both the Pungmu Station Area and Sau-dong living zones. Residents can walk to the largest academy district in Gimpo, including Sau Elementary and Sau High School. They also have easy access to abundant administrative and daily life infrastructure such as Gimpo City Hall, the courthouse, major hospitals, Homeplus, and Emart Traders. In addition, both Pungmu Station and Sau Station are within walking distance, and the extension of Seoul Subway Line 5 to Pungmu Station is underway. Once completed, this will greatly improve access to major business districts in Seoul, including Magok, Yeouido, and Gwanghwamun.


The design quality of the complex is also high. All units, from the practical 59㎡ type to the mid-sized 84㎡ type, feature a 4-bay, 3-room flat layout to maximize openness, natural light, and ventilation. Practical storage spaces such as dressing rooms and hallway pantries are provided as standard. In addition, a multipurpose gymnasium (on basement level 2) that accommodates various sports activities such as basketball and futsal, as well as community facilities including a fitness center, indoor golf practice range, table tennis practice room, and showers, have been included to enhance residential satisfaction.
