Zoning Upgraded from Type 1 to Type 2... Redevelopment Floor Area Ratio Set at 249.95%
Expanding from 510 to 642 Households... 11 Buildings Up to 25 Stories
The aging residential area in Sadang-dong, Dongjak-gu, Seoul will be transformed into a residential complex with 642 households.
On November 4, the Seoul Metropolitan Government announced that it had held the 11th subcommittee meeting of the Urban Planning Committee and approved, with amendments, the plan for the “Sadang 12 District Housing Redevelopment Project,” including the designation of the redevelopment area.
The revised plan raises the zoning from Type 1 to Type 2 General Residential Area, increasing the number of households from the current 510 to a total of 642, including 115 rental units. The project will consist of 11 buildings, each up to 25 stories or less, designed to harmonize with the surrounding skyline.
In accordance with the 2030 Urban and Residential Environment Improvement Master Plan, a business adjustment coefficient of 1.62 was applied, raising the floor area ratio by 12.4%. Additionally, the mandatory net burden ratio was reduced due to the zoning upgrade, securing approximately 1,100 square meters of additional residential land and thereby improving the project's profitability.
The plan also includes widening two roads, establishing a public pedestrian path, and providing a pedestrian-only road (6 meters wide) for hikers visiting Kkachisan Neighborhood Park, as well as public support facilities such as a public postpartum care center. Community facilities for residents, including childcare centers, senior centers, and small libraries, will be provided, along with an open community plaza and a pedestrian network.
In particular, the plan was adjusted to establish a public support facility (Seoul-type Safe Postpartum Care Center) instead of a public parking lot, reflecting the results of a demand survey.
Going forward, the Sadang 12 District will proceed with the integrated review process and finalize the architectural plan after the announcement of the redevelopment plan and area designation reflecting the results of this review, officially launching the project.
Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, “The Sadang 12 District stands out for improving everyday access to green spaces by preserving protected trees and enhancing the pedestrian environment, as well as strengthening care services through the introduction of a public postpartum care center. We will promote redevelopment that enhances both the urban landscape and the quality of life for local residents.”
