- Over Half of Metropolitan Apartment Purchases by Buyers in Their 30s and 40s from January to July
Seven Consecutive Years with Over 50% Share

Rising Home Prices Driven by Strong School Districts and Educational Environment
Recently, the value of so-called "Chopuma" apartments-those that include elementary schools within the complex-has been rising in the Seoul metropolitan real estate market. This trend is driven by the increasing influence of parents in their 30s and 40s, who have become major players in the real estate market.
According to the Korea Real Estate Board, a total of 167,265 apartment transactions were recorded in the Seoul metropolitan area from January to July this year. Of these, 96,545 transactions were made by buyers in their 30s and 40s, accounting for 57.7% of the total. This is the highest figure since related statistics began to be tracked in 2019. Notably, the proportion of apartment purchases by this age group in the metropolitan area has exceeded 50% for seven consecutive years, from 2019 through this year.
This trend is a major factor behind the rising value of "Chopuma" apartments. Since most children of buyers in their 30s and 40s attend elementary school, the number of homebuyers who prefer these apartments is increasing. This preference for "Chopuma" apartments is also affecting home prices.
According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, a 70-square-meter unit in "E-Pyunhansesang Songdo" in Songdo-dong, Yeonsu-gu, Incheon, located right in front of Songdam Elementary School, was sold for 565 million won (on the 39th floor) in August this year. This is 115 million won (25.5%) higher than the transaction price of 450 million won (on the 30th floor) in August last year. Considering that the average apartment sale price in Yeonsu-gu, Incheon, rose by only about 1% during the same period, this is an exceptional increase.
Similarly, a 84-square-meter unit in "Nature & Hillstate" in Iui-dong, Yeongtong-gu, Suwon, located right next to Sinpung Elementary School, was sold for 1.7 billion won (on the 12th floor) in July this year. This is an increase of 220 million won (14.8%) compared to the transaction price of 1.48 billion won (on the 9th floor) a year earlier. During the same period, the average apartment sale price in Yeongtong-gu, Suwon, rose by only about 4%.

Amid this trend, a new apartment complex in Gocheon-dong, Uiwang, boasting a "Chopuma" location, is drawing attention as it prepares to launch sales. "Uiwang City Hall Station SK View I-Park" is the featured project, scheduled for sale in November.
"Uiwang City Hall Station SK View I-Park" is being highlighted as a safe residential complex for families with young children. Notably, a new Gocheon Elementary School is planned to be relocated right next to the complex. In addition, Uiwang Middle School and Useong High School are within walking distance. Its proximity to the Pyeongchon academy district also makes it ideal for fostering a strong learning environment.
"Uiwang City Hall Station SK View I-Park" is located in the Gocheon-dong area of Uiwang, Gyeonggi Province (as part of the Gocheon-na District Housing Redevelopment Project), and consists of 11 buildings ranging from three basement levels to 40 above-ground floors, offering units of 39㎡, 46㎡, 51㎡, 59㎡, 74㎡, 84㎡, and 100㎡, for a total of 1,912 households. Of these, 958 units of 46㎡, 51㎡, 59㎡, 74㎡, and 84㎡ will be available for general sale.
The Gocheon-dong area, where "Uiwang City Hall Station SK View I-Park" is being built, is seeing the development of large-scale apartment complexes through multiple housing redevelopment projects and the Uiwang Gocheon Public Housing District. In addition, large-scale residential developments are underway in the nearby Ojeon-dong and Wangok districts. As a result, the area is expected to become a new residential hub in the metropolitan region, accommodating about 20,000 households and enjoying high residential value.

The excellent transportation environment is also noteworthy. "Uiwang City Hall Station SK View I-Park" is a prime station-area apartment complex, located right in front of the planned Uiwang City Hall Station on the Indeokwon-Dongtan double-track railway. This railway, connecting Indeokwon in Anyang with Suwon, Yongin, and Dongtan, is scheduled to open in 2029. Indeokwon Station is also set to become a stop on the GTX-C line, which is targeted for completion in 2029. Once all these transportation developments are completed, it will be possible to reach Samseong Station in Seoul from the planned Uiwang City Hall Station in about 20 minutes via transfer.
Road transportation is also convenient. The complex is located right next to Uiwang IC, providing quick access to major metropolitan city centers via the Gwacheon-Bongdam Urban Expressway, Yeongdong Expressway, and the Seoul Metropolitan Area 1st Circular Expressway.
Abundant living infrastructure is also anticipated. The complex is close to Uiwang City Hall, as well as various administrative agencies such as the fire station, police station, and public health center. In addition, Uiwang City Hospital, which is comparable to a large general hospital, as well as E-Mart and the community center, are nearby, making a wide range of everyday amenities easily accessible. Furthermore, a historical park is planned in front of the complex, and Hyeonchungtap Park and Gocheon Sports Park are also located nearby.
