The estimated reconstruction contribution for the Eunma Apartment penthouse in Daechi-dong, based on the largest 286㎡ exclusive-use penthouse, has been calculated at up to 9.7 billion won.

According to the maintenance industry on October 23, the reconstruction association for Eunma Apartment in Daechi-dong recently conducted a survey among its members regarding preferred unit sizes and provided estimated reconstruction contributions for each unit size at the time of application.


For the 286㎡ (115-pyeong) penthouse, owners of a 76㎡ (31-pyeong) unit are estimated to pay 9.73 billion won, while owners of an 84㎡ (34-pyeong) unit are expected to pay 9.45 billion won. The penthouses will be located on the top floors and are priced at 1.3 times the per-square-meter price of the 84㎡ units.


If a member chooses a 143㎡ (57-pyeong) penthouse, the estimated contribution is 3.74 billion won for 31-pyeong owners and 3.45 billion won for 34-pyeong owners.


The estimated contribution for a 128㎡ (53-pyeong) unit ranges from 1.5 billion won (for 34-pyeong owners) to 1.79 billion won (for 31-pyeong owners). For a 118㎡ (47-pyeong) unit, the range is from 1.23 billion won to 1.51 billion won, and for a 109㎡ (44-pyeong) unit, it is from 940 million won to 1.22 billion won.


For those selecting a 59㎡ (24-pyeong) unit, 31-pyeong owners are estimated to receive a refund of 290 million won, while 34-pyeong owners would receive a refund of 570 million won.


In the case of a 76㎡ (31-pyeong) unit, 34-pyeong owners can receive a refund of 60 million won, while 31-pyeong owners would need to pay 230 million won.


For the standard 84㎡ (34-pyeong) unit, 31-pyeong owners are expected to pay 470 million won, and 34-pyeong owners 180 million won.


The estimated contribution for a 96㎡ (38-pyeong) unit is 840 million won for 31-pyeong owners and 560 million won for 34-pyeong owners.

The association calculated the estimated contributions based on a construction cost assumption of 9 million won per 3.3㎡, and projected that costs would rise in the future due to increases in labor and raw material prices.


The association explained, "Due to the revision of the maintenance plan last September, the contribution per household for the 84㎡ unit was reduced by more than 80 million won, but the overall amount has increased compared to the time of association establishment in April 2023 due to cumulative construction cost increases and the inclusion of fire safety areas. Some unit sizes may be removed or changed during the architectural planning and approval process."


As of last September, the actual transaction price for Eunma Apartment was 3.38 billion won for a 76㎡ unit and 4.17 billion won for an 84㎡ unit. Asking prices are between 3.65 billion and 3.8 billion won for a 76㎡ unit, and between 4.1 billion and 4.35 billion won for an 84㎡ unit.


Eunma Apartment is a 14-story, 4,424-unit complex completed in 1979. Last month, after a review by the Seoul Metropolitan Urban Planning Committee, the maintenance plan was finalized to allow up to 49 stories and 5,893 units. Of these, 365 units will be available for general sale, excluding member allocations. For the first time among reconstruction complexes, 195 units will be allocated for public sale, and 909 units will be designated as public rental housing.


Although residents have promoted reconstruction since 2015, the project was stalled for over a decade. During the previous mayor's term, a 35-story height restriction led to the cancellation of a 50-story reconstruction plan. After the height restriction was lifted in 2023, the project was further delayed due to the underground passage of the GTX-C line, but following a special planning advisory in January, it passed the urban planning committee review within eight months. Eunma Apartment received a floor area ratio (FAR) exception, raising the ratio from 300% to 331.9% and allowing for an additional 655 units. The Seoul Metropolitan Government aims to shorten the approval period through measures such as a reconstruction processing deadline system, with the goal of starting construction in 2030 and completing it by 2034.
