Enjoy Screen Baseball and Soccer at Home: DK Asia Introduces First Sports Experience Facility in Apartment Complex

Premium Facilities Previously Available Only at Lotte World Mall
Seven Popular Sports Including Archery, Basketball, and Baseball
Designed from the Outset for Noise Control by Locating Within Commercial Area

DK Asia announced on October 21 that it will open the screen sports experience facility "Royal Legend Heroes" at Incheon’s Shingumdan Royal Park City II in early December. A screen sports facility is a digitalized space where people can enjoy actual sports as if they were playing a game. This marks the first entry into the metropolitan area since Lotte World Mall in Jamsil, Seoul, and the first time such a facility will be introduced within a residential apartment complex in Korea, further realizing DK Asia’s concept of a "premium resort city."

"Legend Heroes" is a screen sports brand operated by the experiential sports game company Play Legend at locations such as Jamsil Lotte World Mall, Sono Calm, and Sol Beach. At Shingumdan Royal Park City II, seven different facilities will be provided: batting (batting practice), pitching (pitching experience), soccer (soccer shooting game), archery, basketball, action racing (car racing), and Candy Slush (an experiential game for children).

DK Asia has located this facility in the basement of the complex’s commercial area, Royal Honors Avenue, to block noise while allowing residents to access it on foot. This design decision prioritizes resident convenience, even at the expense of some commercial rental income.

DK Asia’s design philosophy for Royal Park Citizens is also reflected in its signature "Samsik Service." The "Royal Trinity Lounge," which provides meal services for residents, is separated from other amenities as a distinct space within the commercial area, completely blocking odors and noise generated during cooking. As some complexes are currently discontinuing their "Samsik Service," DK Asia’s approach is seen as a solution for service continuity and increased residential satisfaction.

In the brand reputation survey conducted last September, DK Asia’s "Royal Park City" was selected as one of the "Big 3" alongside Hyundai Engineering & Construction’s "The H" and Lotte Construction’s "Le El." This is the first time a private developer brand, rather than a major construction company, has achieved this ranking. Industry insiders note that it has "pioneered a new direction for resort-style residential culture."

The community facilities within the complex include a swimming pool with a bade pool (a pool with thermal massage features) and a dry sauna, an indoor golf range equipped with a GDR system at every bay, and a fitness center furnished with Italian Technogym equipment. Two 55-passenger power catamaran yachts, exclusively for residents, further complete the "premium resort city" concept.

Kim Hyungnam, Executive Director of DK Asia, stated, "Royal Legend Heroes and our top-tier hotel-level community facilities offer services that even premium resorts like Ananti or Sol Beach cannot provide. The premium resort city DK Asia envisions is a place where the entire city is realized as a single resort, making every moment of daily life inspiring without ever having to leave."

DK Asia has landscaped 80% of all trees within the complex as evergreens, providing a green natural landscape throughout all four seasons. Following the buckwheat flowers and the ocher ten-mile road this fall, rye will be sown for winter so that green sprouts can be seen even in the cold season, with a golden rye field expected to unfold next spring. Kim added, "We will continue to introduce these nature-inspired resort features to transform the heart of Incheon into the largest destination for health and healing in the metropolitan area, while steadily enhancing the brand value of Royal Park City."
