Marston Investment Management, a leading alternative investment asset management firm, announced on the 21st that the "Concordian Building" has received the highest "5 Star" rating from the Global Real Estate Sustainability Benchmark (GRESB), a global real estate sustainability assessment organization.
The Concordian Building scored a total of 92 points in the 2025 GRESB assessment, solidifying its status as a premier asset that meets global ESG standards. This achievement once again demonstrates its outstanding performance in sustainable asset management by international standards.
The Concordian Building is a trophy asset representing Seoul's Central Business District (CBD), located on Saemunan-ro in Jongno-gu, Seoul. It is a large office building with eight basement levels and 29 above-ground floors, a gross floor area of approximately 60,600 square meters, and a site area of about 3,900 square meters.
Formerly the headquarters of Kumho Asiana Group, it is now home to major corporations such as Lotte Card. It is regarded as one of the iconic assets of Seoul's CBD. The building has also obtained LEED certification, the international green building certification system developed by the U.S. Green Building Council (USGBC).
GRESB is a global professional organization that evaluates ESG performance across all areas for real estate and infrastructure assets worldwide. It is recognized as the most authoritative ESG assessment, evaluating not only the environmental and social impact of real estate assets and management companies, but also their relationships with stakeholders in a comprehensive and multidimensional manner.
GRESB assesses and benchmarks the ESG factors of real asset portfolios, providing standardized and verified data to capital markets. As a result, its assessment outcomes are used as an international benchmark referenced by numerous institutional investors and asset management companies when making investment decisions.
The GRESB assessment, conducted annually on thousands of assets, comprehensively analyzes environmental (E), social (S), and governance (G) criteria, serving as a key measure of asset sustainability. The evaluation is divided into five grades (1 Star to 5 Star), with the "5 Star" rating awarded only to the top 20% of participants based on total score.
The Concordian Building's assessment results also rank among the top tier in GRESB's relative evaluation system. By earning the "5 Star" rating, which is given only to the top 20% of assets globally, the building has reaffirmed its world-class ESG competitiveness.
Specifically, the building received a perfect score of 30 in the management and governance category. In the performance category, it achieved an excellent result of 62 out of 70 points. The management and governance category ranked first among more than 380 participating assets in Asia. Additionally, through efficient facility operations and energy-saving strategies, the building achieved quantitative results, reducing energy consumption by 10.8% and greenhouse gas emissions by 5% compared to the previous year.
In collaboration with UNICEF Korea, the public value creation initiative to establish a sponsorship space for children in developing countries in the Concordian Building lobby was also highly recognized from an ESG perspective.
