Gimpo Expected to Benefit from “Balloon Effect” of October 15 Measures, Spotlight on Pungmu Station Area Sujain Gracent Phase 1

With the government’s “Housing Market Stabilization Measures” announced on October 15, all of Seoul and major areas in Gyeonggi Province have been designated as triple-regulated zones: Adjustment Target Areas, Speculative Overheating Districts, and Land Transaction Permission Zones. These strong regulations now apply not only to the three Gangnam districts and Yongsan District, but also to key areas such as Bundang, Gwacheon, Suwon, Hanam, and Gwangmyeong.


As a result, market attention is naturally shifting to areas adjacent to Seoul that are not affected by these regulations. Since experienced buyers have already witnessed price increases in non-regulated areas following previous regulatory announcements, they are now seeking to secure properties in these zones ahead of others.


In fact, after the real estate measures announced on June 17, 2020, most areas in Gyeonggi Province were designated as Adjustment Target Areas and Speculative Overheating Districts. At that time, Gimpo, which was not subject to the regulations, recorded the highest weekly increase in housing prices nationwide, rising by 1.88% in just one week at the end of June 2020. Other areas such as Paju and Pyeongtaek, which also avoided regulation, saw sharp price increases immediately after the announcement.


An industry expert stated, “The recent rapid price growth in Seoul and some parts of the metropolitan area is expected to be significantly adjusted by these new measures. As a result, demand is likely to concentrate in areas that have avoided regulation, with particular strength expected in regions that are both competitively priced and adjacent to Seoul.”


Against this backdrop, BS Hanyang’s upcoming November launch of “Pungmu Station Area Sujain Gracent Phase 1” in Gimpo, a non-regulated area, is drawing attention. This new development, located in the Pungmu Station Area, offers excellent accessibility to major parts of Seoul. With the price ceiling system in place, it is seen as an opportunity to purchase a newly built apartment near Seoul at a reasonable price.


Pungmu Station Area Sujain Gracent Phase 1 enjoys a double-station location, with both Pungmu Station and Sau Station within walking distance. In particular, Pungmu Station on the Gimpo Gold Line is expected to see greatly improved access to central Seoul as the extension of Subway Line 5 progresses. Expansion of the metropolitan transport network is also becoming more tangible, with the planned GTX-D line and the extension of Incheon Line 2 in the Gimpo area. In other words, this location is being evaluated as a practical alternative for both end-users and investors seeking to avoid Seoul’s regulations. Especially notable is the Pungmu Station Area’s excellent connectivity to Magok District, making commuting to major corporations such as LG Science Park convenient and likely to attract those seeking homes close to their workplaces.


Additionally, the Pungmu Station Area offers a dual lifestyle zone, benefiting from abundant infrastructure within the urban development district and easy access to the Sau living area, where Gimpo City Hall, the courthouse, and major hospitals are concentrated. Large commercial facilities such as Homeplus and Emart Traders are nearby, and the Sau-dong area is home to Gimpo’s largest cluster of private academies. The concentration of major entrance exam academies and specialized preparatory schools for special-purpose high schools creates an advantageous environment for children’s education.


The Pungmu Station Area urban development project, where this complex will be built, is a mini-new-town-scale development aimed at strengthening Gimpo’s residential and commercial functions and improving access to Seoul. The project will supply a total of 6,599 residential units and living infrastructure facilities north of Pungmu Station. Designed as a self-sufficient mini-new-town with residential, commercial, and medical functions, it is planned to accommodate approximately 17,000 residents. It is expected to become a new core residential area in Gimpo. BS Hanyang plans to sequentially supply a total of 1,710 units, starting with 1,071 units in Gracent Phase 1 (Block B2) and followed by 639 units in Block B1.


The newly released “Pungmu Station Area Sujain Gracent Phase 1” will consist of 10 buildings, ranging from two basement levels to 29 floors above ground, with a total of 1,071 units. The exclusive floor plans are ▲59㎡A (261 units), ▲59㎡B (60 units), and ▲84㎡A (750 units). All units feature the highly preferred 4-bay flat layout, maximizing openness and ventilation. With no small-sized units scheduled for occupancy in Gimpo until next year, this is the only development in the Pungmu Station Area being supplied this year that includes small-sized units, making it especially rare.


The model home will be located in the Sau-dong area of Gimpo, Gyeonggi Province.
