Strong End-User Interest Drives Ongoing Official Contracts for 'Seomyeon Urban Cent Desiang'

Strong End-User Interest Drives Ongoing Official Contracts for 'Seomyeon Urban Cent Desiang'

'Seomyeon Urban Cent Desiang,' located in the Seomyeon area of Busanjin-gu, Busan Metropolitan City, will begin its official contract period from October 15 to October 17, 2025.


During the previous subscription application, this complex became the first in Busanjin-gu this year to close applications for all unit types, and the document submission phase also saw a large influx of genuine buyers. As a result, the official contract phase is also expected to proceed smoothly.


In fact, during the first and second priority subscriptions held in September, Seomyeon Urban Cent Desiang attracted significant interest from end-users, with a total of 475 subscription accounts submitted, resulting in an average competition rate of 2.8 to 1 and a maximum of 11.3 to 1. This marks the first time this year in Busanjin-gu that all unit types have recorded a competition rate exceeding 50%.


A sales representative stated, "In particular, most of the general sale units have been allocated to high-rise floors above the 20th floor with open views, which has greatly satisfied buyers. Additionally, the complex's excellent location and differentiated product design have received positive responses, so we expect continued strong interest in the official contract phase as well."


Meanwhile, expectations are rising as Seomyeon Urban Cent Desiang is also being praised for its price competitiveness and favorable sales conditions.


In fact, the complex is evaluated as having a price advantage, with the sale price for an exclusive area of 84 square meters being 100 million to 300 million KRW lower than similar complexes supplied nearby in recent years. Furthermore, rational contract conditions are offered, such as installment payments for the first and second down payments, a fixed payment of 10 million KRW at the time of contract, and a 0% interest benefit on 60% of the interim payment. According to the sales representative, this will further reduce the initial financial burden for buyers.


Seomyeon Urban Cent Desiang is located in the Buam-dong area of Busanjin-gu, Busan Metropolitan City. The complex consists of five buildings, ranging from three basement floors to a maximum of 46 above-ground floors, with a total of 831 units: 762 apartment units (211 for general sale) with exclusive areas of 59 to 84 square meters, and 69 officetel units with exclusive areas of 79 and 84 square meters. Move-in is scheduled for September 2027.


The complex boasts an excellent location, especially as it is situated on rare flat land in Busan and enjoys a prime position directly in front of Buam Station on Busan Subway Line 2. Additionally, Seomyeon Station, an interchange for Lines 1 and 2, is about 500 meters away, and Bujeon Station, where the KTX-Eum train stops, is nearby, offering a 'triple-station premium.' Bujeon Station is also expected to benefit from ongoing development projects such as the integrated transfer center.


The educational environment is also excellent. Students can walk to Bujeon Elementary School and Seomyeon Middle School, and directly across from the complex are facilities such as a global village offering diverse English learning programs, an English library, and a mathematics culture center.


Residents will also have convenient access to all the infrastructure of the Seomyeon commercial district, the central business hub of Busan. Within a 1-kilometer radius are Lotte Department Store, Lotte Mart, Emart Traders, Lotte Cinema, CGV, Busan Concert Hall, and the 470,000-square-meter Busan Citizens Park. The future value of the complex is also noteworthy. The Seomyeon area is set to be transformed into a new residential town of about 9,000 households through redevelopment projects in the Busan Citizens Park redevelopment promotion district (Promotion Zone 1, Zone 2-1, Zone 3, etc.). In addition, redevelopment of Gaya Zones 1 and 4 along Gayadaero and mixed-use development on the Gaya Homeplus site are underway, further enhancing the area's status as a residential center and increasing its expected benefits.
