The central axis of urban development in Busan is rapidly shifting toward the western region, including Gangseo-gu and Sasang-gu, marking the official beginning of the so-called 'West Busan Era.' Analysts point out that the previously undervalued western area of Busan is emerging as a key hub of the Busan-Ulsan-Gyeongnam (BUK) metropolitan economic belt, thanks to the recent rapid expansion of transportation infrastructure and large-scale development projects.
One representative project is the Sasang-Haeundae Expressway. This road, with a total length of 22.8 kilometers, will connect Gamjeon-dong in Sasang-gu and Songjeong-dong in Haeundae-gu, with most of its sections constructed as deep underground tunnels at a depth of 50 meters. Construction is scheduled to begin in 2028, with the opening targeted for 2033. Upon completion, the travel time by car from Sasang to Haeundae is expected to be significantly reduced from 1 hour and 20 minutes to around 30 minutes, greatly alleviating severe east-west congestion and improving regional accessibility.
The expansion of the railway network is also progressing actively. The Dongnam Region Circular Metropolitan Railway, which connects the entire BUK region, and the double-track railway between Bujeon and Masan, which forms the core axis connecting to the BUK megacity transportation network, are nearing completion with a 99% progress rate.
In addition, the Sasang-Hadan section of Busan Metro Line 5 is scheduled to open in 2026, and the Hadan-Noksan section is set to open in 2030, which is expected to dramatically improve accessibility not only within western Busan but also with adjacent areas. This is anticipated to play a decisive role in resolving chronic traffic congestion in the western region and establishing the 'BUK Economic Railway Line' centered around Sasang Station.
Large-scale urban development projects are also being actively promoted. Busan Eco Delta City and Myeongji International New City are being developed as future-oriented cities that combine eco-friendly residential complexes and advanced industrial parks. Sasang Dream Smart City, which is regarded as a new growth engine for Busan, and the West Busan Administrative Complex Town, which will serve as a secondary city hall, are also gaining momentum. These projects are expected to further enhance the residential and industrial competitiveness of western Busan.
A real estate expert commented, "It is true that development in western Busan has lagged behind the old downtown areas, but recent large-scale development plans are providing an important opportunity to reevaluate the value of western Busan. In particular, the expansion of transportation networks such as expressways and urban railways will make western Busan a key hub in the BUK economic belt, so it is worth paying close attention to the beneficiary areas."
Amidst these developments, 'The Park Vista Dongwon,' which Dongwon Development plans to supply in October, is drawing attention as it will be located in western Busan. The complex will consist of 10 buildings, ranging from 5 basement levels to 25 above-ground floors, with a total of 852 units, each with an exclusive area of 84 square meters.
'The Park Vista Dongwon' is within walking distance of Gamjeon Station on Busan Metro Line 2 and is just one stop away from Sasang Station, which offers access to Busan Metro Line 2, Busan-Gimhae Light Rail Transit, and the Gyeongbu Line.
According to Busan City, a metropolitan transfer center is currently under construction at Sasang Station. This location will serve as a junction for multiple major transportation networks, including Busan Metro Line 2, the planned Line 5, Busan-Gimhae Light Rail Transit, and the planned Bujeon-Masan double-track railway. Once the project is completed, residents of 'The Park Vista Dongwon' will be able to utilize various railway lines via transfers at Sasang Station, directly benefiting from the extensive metropolitan transportation network that covers the entire BUK region.
The pedestrian environment improvement project between Gwaenae Village and Sasang Park, which began construction in January this year and is scheduled for completion in 2026, is also noteworthy. This project will install elevated walkways, dedicated pedestrian bridges, and elevators, significantly improving accessibility from the complex to Sasang Station, Busan West Bus Terminal, and the planned Bujeon-Masan double-track railway.
The road construction project between North Busan Tax Office and Baekyang-ro is also underway. This project will connect major arterial roads such as Gayadaero, Baekyang-daero, and Sasang-ro to build an internal metropolitan road network. When it opens in 2027, 'The Park Vista Dongwon' is expected to enjoy even better access to Gayadaero and Gamjeon Station on Busan Metro Line 2.
Meanwhile, 'The Park Vista Dongwon' is being supplied as the first private park special project in western Busan, raising expectations for differentiated residential comfort. The complex is situated with Baekyangsan Mountain at its back and facing the Nakdong River, offering a prime location with the principles of mountain in the back and water in front. The adjacent Sasang Park covers a site area of 623,118 square meters (approximately 187,000 pyeong). Some units in the complex will feature open terrace designs, allowing residents to enjoy the nature of Sasang Park even more closely.
The model house for 'The Park Vista Dongwon' is located in Deokcheon-dong, Buk-gu, Busan, and is scheduled to open on October 17.
