'Seomyeon Urbancent Daesang,' which became the first development in Busanjin-gu this year to record a competition rate exceeding 50% for all unit types, will begin accepting documents from successful applicants starting today. The complex will receive document submissions until October 13, and then proceed with official contract signings from October 15 to 17.
In fact, during the first and second priority subscriptions held in September, the complex attracted significant interest from genuine homebuyers, resulting in a total of 475 subscription accounts being submitted. This led to an average competition rate of 2.8 to 1, with a peak of 11.3 to 1. This marks the first time this year that more than half of all unit types in Busanjin-gu have recorded such high competition rates.
A sales representative stated, "In particular, most of the general sales units were allocated to high-rise floors above the 20th floor with open views, which greatly satisfied buyers. The complex’s outstanding location and differentiated product design also received positive responses, so we expect strong interest in both the document submission and official contract phases."
That’s not all. Seomyeon Urbancent Daesang is also highly regarded for its price competitiveness and favorable sales conditions, further raising expectations.
For example, the complex is evaluated as having a price advantage, with the sales price for the exclusive 84㎡ units being 100 million to 300 million KRW lower than that of recently supplied nearby complexes. Additionally, the project offers rational contract conditions such as a split payment system for the first and second down payments, a fixed payment of 10 million KRW upon contract signing, and a 0% interest benefit on the entire 60% interim payment. As a result, the initial financial burden on buyers is expected to be significantly reduced, according to the sales representative.
Seomyeon Urbancent Daesang is located in the Buam-dong area of Busanjin-gu, Busan. The development will consist of five buildings ranging from three basement levels to a maximum of 46 above-ground floors, offering a total of 831 units-762 apartment units (211 for general sale) with exclusive areas of 59 to 84㎡, and 69 officetel units with exclusive areas of 79 and 84㎡. Move-in is scheduled for September 2027.
The complex boasts a prime location, featuring a rare flat site in Busan and immediate access to Buam Station on Busan Subway Line 2.
